Fewer bookings are coming from Airbnb. Growth for property management companies is coming primarily by adding new inventory. And more property managers want to integrate artificial intelligence.
Those are just three of the salient points outlined in a recent study entitled “2024 Hospitality trends in the vacation rental industry” from property management platform Hostfully.
“Overall, this year’s findings paint a picture of a market adjusting to broader economic headwinds,” Hostfully said in its report.

It’s hard to recall when technology didn’t play a role in hotel management. Hotel system infrastructure has evolved within a framework of tried-and-tested applications solutions to meet specific needs. These have been employed at almost every step of the business and customer journey, from payment systems to in-room control tablets. Affordable, and quick to implement, it’s easy to see why these off-the-shelf applications have proliferated.
However, the hotel industry’s “short-term fix” technology is stuck in a high-maintenance vertical framework. “Vertical” because all standalone applications must interface with the same core systems in the hotel and a business with a portfolio of fragmented systems, causes unnecessary complexity and duplication of work.
To move forward hotel companies small and large need to be strategic about how they evolve their technology architecture. It's time to re-think.

The labor shortage in tourism and hospitality should be over by now, correct? Most hotels are back to full operation, airlines have enough pilots to fly their planes and people do and will need jobs. But the truth is, there is no simple fix.
While progress has been made in staffing since the troughs of the pandemic (see the July 2022 report Help Wanted: How Travel Survives the People Shortage), the talent crisis in travel still exists and could even get worse. Unlike the immediate effect from COVID, the impact will be felt more gradually.
Hospitality staffing in particular faces many challenges that aren’t going away.

The report, SiteMinder's Hotel Booking Trends, based on more than 125 million bookings - the largest volume of hotel bookings from any single technology platform - shows that hotel websites generated an average of US$519 per booking for hotels last year. This was 8.5% higher than the previous year and more than 60% higher than the value per booking through OTAs ($320), more than 35% higher than global distribution systems ($380) and more than 15% higher than wholesalers, DMCs and tour operators combined ($446).
Key takeaways
With the year-over-year increase in direct booking value, hotel websites for the first time either maintained or improved their position among the top sources of total revenue for every major destination; Hotel websites ranked as the second largest source of total revenue in four countries - Ireland, Portugal, South Africa and Spain - and were in the top five in all other markets, ahead of OTAs in each; "When booking directly, travelers are choosing higher value rooms, staying longer and adding extras, and each of these factors represents a tremendous opportunity for hotels to offer these exclusive deals.

AI is fundamentally changing the way guests discover and interact with hotels. Traditional search methods are giving way to AI-powered platforms like ChatGPT and Google's AI Summaries, which provide quick, tailored answers. For hotels, this means rethinking SEO strategies to ensure content aligns with how AI systems prioritize relevance and intent.
Key takeaways
In the hospitality world, personalization has become more than a trend - it's an expectation. AI tools, such as predictive personalization, enable hotels to create customized experiences for each guest by anticipating their preferences and adapting interactions in real time; From augmented reality (AR) to advanced AI tools, technology is enriching the guest experience in exciting ways. AR overlays digital information onto physical spaces, helping guests navigate hotels, explore amenities or discover local attractions - all from their smartphones; By combining advanced AI with human service, hotels are redefining personalized hospitality in 2025, meeting the demand for customization and fostering lasting loyalty.

Booking.com is a leading review generation source in the majority of the world’s markets. Now, it is introducing significant updates to its review scoring system, and this change marks a watershed moment—particularly for hotels that haven’t been leveraging ReviewPro’s GRI.
Aligning With The GRI Rationale For years, ReviewPro’s Global Review Index™ (GRI) has provided a trusted, standardized score aggregating guest feedback from multiple online sources. GRI’s core strength lies in its algorithm that emphasizes reviews’ recency by putting more weight on the current performance of the hotel, as opposed to what a simple average would do.

Traditionally, hotel websites have offered generic and limited choices, but technological advances are transforming the booking experience into a personalized and interactive process. Guests can now select specific rooms using tools such as 3D maps, while hotels are unbundling services to monetize room features and amenities. This shift not only increases revenue, but also reduces reliance on online travel agencies by encouraging direct bookings with customized offers.
Key takeaways
Wyndham has invested in cloud technology to enable services such as early check-in and pre-arrival amenities, generating thousands of dollars in incremental revenue per property; IHG offers upsell options for room features and extras, significantly increasing revenue; Marriott aims to become a "travel retailer," using dynamic pricing for experiences and services beyond room bookings.
