A lot of times when real estate investors buy houses, the seller really isn't looking to get a big check at closing. So why do sellers sell their houses to investors? Well, getting a large amount of money won't really help them so we have to find out what the real problem is so we can custom craft a creative financing solution to get them where they want to be. In this case, the seller didn't have a mortgage but she didn't want to keep making repairs to the house. She was looking to keep her current lifestyle without having to do any updates or yard work. This is part two of how we were able to buy her house, at the same time do a double closing buying her a house to move to so she could get out of her current house. She's finally starting to move into her new house and I want to show you what type of house she wanted so you can see that giving people a large chunk of cash sometimes won't solve the problem. We must be problem solvers and come up with creative solutions to help home owners.

There have been some discussions lately about the legitimacy of wholesaling. Darren Sager has made a good case that wholesaling is, for all intents and purposes, similar to a net listing (which is illegal in many states). Furthermore, Illinois has severely restricted the practice of wholesaling and other states are likely to follow suit.
Still, others argue that it can be done properly with full disclosure and reasonable margins between the wholesaler’s purchase price from the original seller and the sales price to the end-buyer.
While I have misgivings about wholesaling and we don’t wholesale ourselves, we do buy from wholesalers from time to time. And there are plenty of wholesalers around these days. So it’s worth knowing the best way to buy properties from them as there are, sometimes, good and ethical deals to be found.
How to Find Wholesalers
Wholesalers are not at all hard to find. You’ll meet plenty at your local REIA (Real Estate Investment Association) and they will generally have advertisements up all over Zillow, Trulia, Craigslist, etc.
Whenever you inquire about their properties, they will want to add you to their list. If you are active at all in real estate, they will be calling and texting you to get your criteria (price point, size of rehab, where you want to buy, etc.) so they can put you on their buyers list.
Thus, if you start getting on their lists, you will start getting inundated with potential deals. Most will be junk, but not all. From what I've seen, it's extraordinarily hard to get a BRRRR deal or a 70% rule-quality flip from a wholesaler, but there are a good number of decent deals available from them (about 10% to 20% equity). Of course, there is a lot of trash as well.
Many (though by no means all) have very bad rehab estimates. They seem to have gotten better in the last few years, but I’ve seen estimates that were off by several hundred percent. I’ve also seen “rehab budgets” on houses that were bulldozer bait. So yes, you need to put together your own rehab estimate and not trust that of the wholesaler.
And while it should go without saying, some of them are a wee bit oversold. "40% Cash on Cash!" "25 cap rate!" "$50,000 under market value!" "This deal will cure cancer!" etc., etc. Again, value the property yourself.
Interest rates are ticking up, will this end the housing market bidding wars that are happening around the country? Today we are talking with Terry Burger a long-time real estate investor to get his opinion on what he believes the housing market is doing and how higher interest rates could help with the current supply of homes.

The real estate bubble is going to pop, but not when and why you might think. It’s different this time, because...
1. Buyers are different and in a different financial position than last time. 2. Housing inventory is at an all-time low. It was quite the opposite last market crash. 3. Lending guidelines are still very strict. 4. New construction is lagging due to building material costs and availability. 5. Demand is unprecedented per the aging millennial demographic. 6. Foreclosures aren't even the same, but...
There's hope! 5 markets where you can still get in on the real estate investing game without paying through the nose.

In this episode, we’re talking with a land flipper named Luis, who sells most of his properties through double closings and assignments.
This is where an investor lines up both the original owner and the end buyer to close on the same day, a few hours apart.
For example, let’s say Luis found a motivated seller willing to sell their property for $5,000.
Luis will sign a purchase agreement with this motivated seller, locking in the sale price.
Then he’ll go market the property for sale, at say $15,000… before he even buys it from the original owner.
Once he has someone interested in purchasing it at $15,000, he will schedule the closing for both transactions to occur on the same day, making the $10,000 difference between the original transaction and the final transaction.
This is how a double closing works – and the powerful thing about it is Luis is able to scale his land business very quickly because he is not using any of his own capital to acquire his inventory.
This is a very common strategy among house wholesalers, but it’s not as common among land investors… and it might be a way for people with limited funds to scale their business quickly. So needless to say, we’re excited to have Luis on the show to discuss exactly how he does this in his land business!

Ever wondered why more Realtors don't get into fixing and flipping houses? They know their market as well as anyone right?
And what about contractors? Why don't they just fix and flip? They know how to put a rehab budget together.
Most Realtors and contractors fail at fixing and flipping houses because they don't know the 3-step process to becoming a pro fix and flip investor. In this video, Marty Boardman explains how it works.
