Have you wondered just how much us real estate investors are spending when we buy a house and do a full renovation fixing up the property to flip and resell it? Well it's a skill that me and my friend Dan Borrero have developed over the years and we want to share it with you as well. At 7pm EST today Dan and I will go over our system for estimating repairs quickly so we can make our best offer on a property. This is a skill you must learn so your offers aren't too high or too low when presenting to sellers. Dan has been crunching numbers on construction & flipping houses since 1989 so I asked him to share how things have changed over time. After this training you too can go out and make educated offers based on the true numbers of what the building materials and labor costs are. \

Is there a 2021 housing bubble? And is it about to crash? It seems possible because competition from homebuyers is more fierce than ever, and prices seem to be rising and rising. Unfortunately, predicting how or when a crash will happen is foolish. Warren Buffett often says the only value of market forecasters is to make fortune-tellers look good. But there are more useful preparations you can make as a real estate investor. That's what you'll learn in this video.

Discover why NOW is the best time to flip houses in the past 40 years! Three main indicators prove that house flipping conditions are as good as they have ever been in your life time. (1) Inventory levels are at all time lows. For as long as inventory records have been kept, the levels have never been lower than they are right now. (2) Consumer confidence is at an all time high. Fannie Mae's Home Purchase Sentiment Index just hit an all time high too. Regardless of what you personally think, the general public at large feels more confident in the economy than they ever have. (3) Interest rates remain insanely low but the Feds have been slowly raising them and continue to indicate that they will further raise them. That is pushing people off the fence to make a buying decision before rates go up. (4) Although not as powerful as the first 3, a bonus 4th indicator is that seasonally, we are about to enter summer time. And more housing transactions occur in summer than at any other season of the year. Combined, this has created the greatest conditions for flipping houses in the past 40 years. So now is the time to get into this game and to be doing deals!
Lennar Corp. builds these Next Gen homes that feature an attached, separate suite with its own kitchen, living room and bedroom. A door between the suite and the main home connect family members while offering privacy.
Newbie real estate investors often ask how to flip houses with no money. And to them, it might feel like a stupid question: There’s no way you can get started flipping houses without at least a little money of your own… right?
True—to a degree. Investing in real estate is easier with money. But you can indeed flip houses with no money. It’s not even as hard as you might think—even if you’re a new investor. You just need a little bit of hutzpah, the courage to escape your comfort zone, and an understanding of how to start.
How to Flip Houses With No Money Down Flipping houses without funding projects yourself involves using other people's money (also called "OPM") to fully finance your deals. A lender extends a loan to you to purchase and rehab the property, and you repay them the initial loan amount plus interest.
However, traditional banks and lenders rarely extend a loan covering both the property and rehab. So where do you find OPM for flipping homes?
1. Real estate investor partners One of the simplest ways to start investing with no money is to find a partner with money. Think about close friends, business associates, co-workers, relatives, business owners, or even another real estate investor or rental property owner.
If you can’t think of anyone off the top of your head, then start thinking about the people you see on a regular basis. This may include:
Anyone in your network with a successful business Your doctor or your dentist Your attorney Anyone who invests in the stock market Ideally, you ask the partner for the money to finance the deal and you to do all the legwork. In this simple arrangement, the two of you will split the profits 50-50. Your partner reaps the financial rewards of the deal by chipping in the money but not the time.
When you first enter the house flipping business, it may be tempting to create a formal partnership right away. We recommend holding off for now. Many real estate investment partnerships succeed wildly, but just as many go down in flames. As an amateur home flipper or new investor, remain independent until you have a business plan and the flipping know-how needed to attract a solid partner.
PRO TIP: Real estate investors of any sort can make great partners, but investors already flipping homes will likely be even better. A veteran home flipper brings both money and experience to the table.
To attract an experienced investor, figure out first what value you add to the deal. Maybe you have the deal-finding know-how or a long list of contacts. Utilize all your skills and exhaust all your options.

Redfin CEO Glenn Kelman joins 'Power Lunch' to discuss trends he's seeing in the housing market and how the dearth of homes for sale is affecting Redfin.
Full disclaimer, like other real estate investors, I have no crystal ball. I can’t entirely agree that the sky is falling, but many feel Chicken Little’s sentiment due to the insane events we have lived through for the past year.
Yet now is one of the most exciting times in history to be in real estate.
While many are running around screaming, “The sky is falling,” you can be positioning yourself to make your first or next million through real estate. My purchasing has not slowed down in the past six months, and my only regret is that I wasn’t scooping up deals in April 2020 during the initial lockdown.
COVID-19 has rocked the world. While we have witnessed illnesses, deaths, and thousands of business closures, we have not seen an extreme shift in the booming real estate market other than the six weeks of decline for April thru May 2020.
So how do the next 18 months look based on the facts?
Inflation Ahead $3 trillion in printed money in 2020 equals inflation.
Never in history have we come close to the massive amounts of money being printed in 2020. While it has served to keep people afloat during the shutdown, there is no way it cannot have a massive effect on the economy.
With the amount of money printed, the dollar is becoming less and less valuable. The explanation is simple: “By printing extra notes, a government increases the total amount of money in circulation. If that amount does not follow an increase in production, there is more money to spend on the same amount of goods and services as before. Everything costs more; thus, our money is worth less,” explains PocketSense.
There is no way the government will quickly balance this debt, which means inflation will continue to rise. As the vaccine is only starting to get out to people, the dragging economy could continue for at least six to 12 more months. Many experts predict the economic slump may drag on for years.
