We did a double closing buying a house to fixup and flip, at the same time buying a house for the seller to move to all on the same day. But it's ending up being a lot harder than I thought getting the seller out of her house so we can start the renovations. She simply won't move out after closing. She's told us numerous times she'll be out and now she won't answer the phone or return text messages. So today I'm fed up with how she's treating us and I'm just going to pop up on her to see what's going on. It's been about 45 days since I bought this house so I'm emotional and not thinking clearly. I had my team attempt to help her move but she didn't show up at the meeting time. She told my partner she thought it was another day. This is part 1 of a 2 part series where I'll show you the house we bought to renovate, and in part 2 you'll see the house we put the money up for the seller to move to. In part two you'll also meet the realtor that helped with finding our seller a new house as well. Learn from my mistakes and make sure you hold back more money at closing IF you leave a seller in the house after closing...

In this video, Marty Boardman and Manny Romero of Fix and Flip Hub explain how the new roof and drywall were installed at their Historic House in central Phoenix, Arizona.
Here’s the ugly truth about rehab costs - they vary a lot!
Depending on who’s doing the work and what market the work is being done in… prices can be all over the map!
Unless you have a lot of firsthand experience in construction, it can be pretty hard to figure out how much things should cost.
And I might add, there are a lot of contractors who will have no problem ripping you off if you let them!
It’s unfortunate, but the reality is working with contractors can be one of the biggest headaches real estate investors have to deal with.
It’s not always the case, but normally good contractors charge a premium, and the more affordable ones can have pretty low standards of professionalism.
You have to know how to manage contractors properly so that they perform to a reasonable standard.
If you don’t… you’ll find yourself constantly micromanaging, spending double the cost to get things re-done or done correctly, and frustrated that contractors aren’t getting things done in time or even showing up to work!
It can be a nightmare, to say the least!
Luckily there is a way to minimize these issues and in this video, I’m going to walk you through exactly how to do that.
First, raise your right hand and repeat after me:
I will never pay a contractor up front or by the hour!
The reality is if you pay a contractor all upfront for work that hasn’t been completed yet, more often than not, they will lose motivation to get the job done. When paid upfront, it’s common for contractors to prolong the deadline, or worse, abandon the job completely, taking your money without doing the work!!
It’s sad, but it’s just the reality - you’re much better off breaking up the payment in intervals, at least half upfront, and paying the remaining half at the end.
If the project is extensive, you can pay them in several stages based on certain things getting done.
Contractors will normally need something upfront in order to pay for materials, but you should get receipts on all the materials they buy and ensure they’re not buying more than they need, or buying things unrelated to your project.
