Create an Illusion of Occupancy: Use smart timers for interior and exterior lights, as well as radios, to make the house look lived-in.
Regular Inspections and Maintenance: Visit the property frequently to ensure it is secure, or hire a property management service to do so. Keep the lawn mowed, weeds trimmed, and mail picked up to avoid signals of vacancy.
Visible Security Systems: Install security cameras, motion-activated lights, and alarm systems. Placing signs that indicate a security system is present can act as a deterrent.
Secure All Access Points: Ensure all doors and windows are locked, and consider adding deadbolts or padlocks to exterior doors.
Engage Neighbors: Ask trusted neighbors to watch for suspicious activity and report it to the police.
Post "No Trespassing" Signs: Clearly mark the property as private to warn off potential squatters.
Advertise Wisely: If listing online, avoid showing photos of high-value appliances inside the home.

While sellers want the highest price and buyers want the best deal, the two have to meet somewhere in the middle for the deal to close. Negotiating for a home is important since this is the largest asset most people own and there’s potentially a lot of cash at stake. I have negotiated countless transactions since I became a FL real estate broker in 1994 and what I know for certain, not all real estate agents are effective negotiators.
Like all aspects of business, a strategy is required when negotiating for an accepted real estate sale. My preference is a win. win for both parties.
