We often have famous guests come on the BiggerPockets podcast and talk about their real estate deals, their businesses, and their journey. Today you’ll hear from one of the biggest real estate celebrities, Brandon Turner, as he goes through the 90-day challenge, preparing you to buy your first rental property in the next 90 days.
I'd like to show you a before and after house flip where we go over the numbers to show you this is one of my biggest profit deals to date. We'll go inside the house together so you see what building materials & colors we're using and how much we spent on the renovation. In this business we never really know what the house will sell for until we list it on the market w/ the realtor or broker. Sometimes we can sell for the price we want, and sometimes we sell it for more or less than we want. Well in this case, we were able to sell it for $30k more than the list price. Further, the first person that viewed the house made the strongest offer. It seems like the real estate markets across America are in sellers markets right now, that means the sellers determine the prices. Let's go over the numbers on this flip and walk through it together so you get a feel for what $65k in renovations looks like. You'll also see I'm trying to teach my kids about real estate so they'll be ahead of the game when they get older... Enjoy!
00:00- Intro 2:08 - Here are the numbers on the flip 6:48 - Let's go over to the house on our bikes 9:55 - Go inside the house, the living room first 11:55 - The communal bathroom 13:55 - The PRIMARY bedroom and bathroom 15:31 - The NEW Kitchen w/ granite countertops and stainless steal appliances 16:55 - The new expensive deck, we should've shortened it 17:54 - We converted the shed into a functioning garage
Some Highlights In a recent article, Lawrence Yun, Chief Economist for the National Association of Realtors (NAR), discussed the state of today’s housing market. When addressing whether or not today’s high buyer competition and rising home prices are evidence of a housing bubble, Yun said that this “is not a bubble. It is simply lack of supply.” Today’s housing market is healthy, and rising prices are driven by real buyer demand. Contact a local real estate professional to learn the best ways to navigate such an energetic market.

In this video I want to talk about the use of deeds, and put a little different spin on it that you may not be aware of on how you can go about deeding your property without anybody knowing.
Alright, so here's the deal. If you've bought property before, you know what a deed, how a deed works, right? People get a deed, they transfer property to someone. You receive your deed if you've bought the property and you record it right away.
I'm going to give you a strategy in this video on how you can go about transferring real estate without anybody knowing.
Questions or requests for a video topic are always welcome!

Now, if you've been watching my channel for a while you know that when it comes to asset protection planning, anonymity in your planning is important.
Well, unfortunately the person I'm referring to created quite the media storm when she recently purchased a property in Los Angeles, and the individual I'm referring to is Patrisse Cullors.
In this short video I'm going to discuss how to avoid making real estate privacy mistakes and how use anonymity in your planning.

It’s hard for real estate investors to get started, especially without a mentor, a background in real estate, or an existing network. Many of those interested in buying profitable, cash-flowing real estate are busy with their 9-5 job or even running their own business. This was at least the case for landlord and founder of Doorvest, Andrew Luong, when he talked to his friends about buying rental properties.
Andrew had a passion for real estate and knew that it was one of the best ways to make residual side-income. When he chatted up friends about real estate, they were interested too. Andrew would send them to agents, property managers, show them profit margins, and more. After a few months when Andrew would ask his friends how their real estate was going, they would reply “I didn’t have time to do any of it, will you just do it for me?”
Just like that, Doorvest was born. Doorvest allows aspiring investors, regardless of where they’re at in the world, to purchase renovated, cash-flowing properties with management fully built-in. Not only does this help make a potential landlord’s life much, much easier, it also lowers the barrier of entry for anyone trying to get into real estate!
If you want to get started wholesaling real estate but still trying to put all the pieces together on how it works then this training is for you. My friend Dutch Jackson has only been in this business for a short amount of time, but his very first year he did 20 wholesaling deals. I asked him to share his story with us.... A few months ago he introduced me to the text blast software, which is his secret weapon. He then told me "Kris, I think I want to put together something a little more detailed for the people" So, tonight at 7:30pm EST, we're going to hear exactly how Dutch has put together a system for newbies to get started wholesaling with no prior experience. I'll see you at 7:30pm EST.
This week’s question comes from Dane through Ashley’s DMs on Instagram (you can find her @wealthfromrentals). Dane is asking: should I sell or rent out my

In my previous video, I covered what it means for an investor to sell a property on an installment sale. Now we're going to talk about taxation and structuring installment sales for flipping. This is where you get into a different area altogether, where you can get yourself in serious tax trouble if you don't know what you're doing.
