Having been in the real estate industry for the past thirty years and working with numerous builders, I can say without a doubt that buying a new home is nothing like purchasing an existing property!
There is a lot of time, energy and planning that goes into buying new construction. Picking the right builder to work with is going to be paramount to your sanity. There some excellent builders but also some fools out there as well.
So how do you know what you are getting yourself into when purchasing a new home? Honestly you don't without doing some serious research.
Take a look at the questions to ask a builder before ever signing a contract to purchase. Without getting satisfactory to these questions you are playing a bit of Russian roulette with not only your time building the home but the time you spend living in the home.
The first thing you absolutely must find out is the builders reputation not only for building a solid product but what they tell you is reliable.
For example, one of the biggest downfalls with some builders is over-promising and under-delivering. Lots of builders will tell you they can build you a home in four months and it takes six.
This does not help you when your entire life is planned on moving into the home in four months. This can be especially tricky if you are selling an existing home.
The twenty questions I have provided will allow you to improve your chances of being less stressed out by the whole experience of buying a new home.
