Een Hypotheek in Italië : advies & tips Italiaanse banken zijn wat voorzichtig in het verstrekken van een hypotheek aan mensen die niet in Italië wonen. Zo krijg je bijvoorbeeld als niet-ingezetene niet zo gemakkelijk een hypotheek voor een opknapper of voor een huis dat ergens afgelegen op het platteland ligt. In geval van een opknapper kun je het huis beter eerst kopen en vervolgens een hypotheek aanvragen voor de renovatie. Je hebt een hypotheek (un mutuo) nodig als je een huis wil kopen, bouwen of renoveren. Je leent geld van de bank met het onroerend goed als onderpand; als je de hypotheek niet kunt aflossen dan legt de bank een bankbeslag. De meeste financiële instellingen kunnen een hypotheek op maat aanbieden, inclusief bijbehorende verzekeringen. Maar per bank kunnen regels en mogelijkheden verschillen. Kleine banken bieden bijvoorbeeld alleen een hypotheek aan, de verzekering moet je dan zelf regelen. In Italië mag overigens iedere bank hypotheken verstrekken. Maar alleen volgens strikte regels om woekerparktijken tegen te gaan. Als je informatie wilt hebben over het hypotheekaanbod van de verschillende banken, dan kun je terecht op de vergelijkingssite voor hypotheken www.mutuionline.it. In Italië wordt het merendeel van de huizen verkocht zonder tussenkomst van een makelaar. Veel Italianen hebben namelijk geen zin om de makelaarskosten te betalen. Die bedragen tussen de 3 en 8%. Koper en verkoper betalen elk de helft. Een Italiaanse makelaar behartigt de belangen van beide partijen, zowel van de koper als van de verkoper. Hij behoort onafhankelijk te zijn maar dat is niet altijd het geval. Ook komt het voor dat mensen zich ten onrechte voor makelaar uitgeven en bijvoorbeeld de aanbetaling in eigen zak steken. Als je goed Italiaans spreekt dan hoef je in principe geen gebruik te maken van een makelaar. Je kunt ter plaatse bij de lokale bevolking informeren naar huizen die te koop staan en je kunt dan zelf een deal sluiten. Dat bespaart in ieder geval de makelaarskosten. Het is dan wel verstandig om een advocaat in te huren die controleert of alles in order is en die het papierwerk regelt. Mocht je als buitenlander te maken krijgen met een Italiaanse makelaar, dan is het handig om vooraf wat achtergrondinformatie te hebben. Hoe is het makelaarschap in Italie bijvoorbeeld geregeld ? Kan iedereen makelaar worden net als in Nederland of moet je eerst een opleiding volgen ? Hoe kun je als buitenlander beoordelen of je te maken hebt met een goede makelaar ? Ik geef in deze blog post wat informatie hierover. Ik heb ook een ‘checklist’ opgenomen aan de hand waarvan je de kwaliteit van een Italiaanse makelaar kunt beoordelen.
