Why isn't my house selling is a question a lot of sellers ask their real estate agent. The reasons why a home isn't selling is usually straight forward.
I agree with Bill Gassett who says, "most homes do sell; it just takes time in some cases. There may be some changes, however, you can make to improve your odds of selling more quickly and for a better price."

The winds of change are upon us with the Space Coast real estate market. I just received three lowball offers on three different properties. Six months ago, I would have received full price or close to the asking price.
I check the MLS on a regular basis and the number of properties available for sale is slowly creeping back up. Another indicator is getting through inspection. Buyers are looking for ways to reduce their cost and asking for credits for even the most minor repairs.
No market lasts forever, it's this Diva's opinion that the real estate market is transitioning from a "sellers market" to a "buyers market." If you are remotely thinking about selling your home or investment property, now is the time. It will take a while to cycle back around to be in favor of sellers.

When a home doesn't sell, real estate agents often come to the conclusion that poor pricing is to blame. But it might just be the marketing instead.
I agree to a degree. The marketing of even the MLS listing has to appeal to the right demographics. All the marketing in the world will not attract a sale for an over priced property!

Do drone videos and photos make sense for your home which is up for sale? Not every home will benefit from aerial photos so think carefully before you request they be taken.
This Diva has an awesome drone photographer. It makes a huge difference with waterfront properties, especially older homes that have an incredible backyard setting.

Yes, there may be more sales, but getting through the inspection period to close, continues to be a challenge. An "as Is" contract no longer means buying a property in "as is" condition. After inspection has been done, buyers ask for repairs to be done or request a credit for repairs.
I have developed the Diva strategy to negotiate the inspection issues on behalf of the sellers. If I am the transaction broker, I am considerate to both parties to create a win, win transaction.
What's even better is getting a pre-Sale inspection, so issues can be repaired or factored into the selling price.
I also believe selling agents need to be more thorough with explaining what an "as is' sale is, the contract states, "Seller shall sell and Buyer shall buy the following described Real Property and Personal Property (collectively "Property") pursuant to the terms and conditions of this AS IS Residential Contract For Sale And Purchase and any riders and addenda." This translates to, buy the property in it's "as is" condition.

When your home does not sell the first time it was listed there may be frustrations and uncertainty as to why it did not sell. This articles looks at some typical reasons why a home may not sell the first time it is on the market.
It's hard to believe in this sellers market that a house actually expires off the market. Fortunately, this Diva can not recall having a listing expire. I spend time advising seller about pricing and the critical reasons not to over price.
