Why isn't my house selling is a question a lot of sellers ask their real estate agent. The reasons why a home isn't selling is usually straight forward.
I agree with Bill Gassett who says, "most homes do sell; it just takes time in some cases. There may be some changes, however, you can make to improve your odds of selling more quickly and for a better price."
News Flash!

If an offer is unacceptable, always counter it. Don't get offended when you get a low ball offer. There's probably an innocent reason for it. Be sure th
The winds of change are upon us with the Space Coast real estate market. I just received three lowball offers on three different properties. Six months ago, I would have received full price or close to the asking price.
I check the MLS on a regular basis and the number of properties available for sale is slowly creeping back up. Another indicator is getting through inspection. Buyers are looking for ways to reduce their cost and asking for credits for even the most minor repairs.
No market lasts forever, it's this Diva's opinion that the real estate market is transitioning from a "sellers market" to a "buyers market." If you are remotely thinking about selling your home or investment property, now is the time. It will take a while to cycle back around to be in favor of sellers.

When your home does not sell the first time it was listed there may be frustrations and uncertainty as to why it did not sell. This articles looks at some typical reasons why a home may not sell the first time it is on the market.
It's hard to believe in this sellers market that a house actually expires off the market. Fortunately, this Diva can not recall having a listing expire. I spend time advising seller about pricing and the critical reasons not to over price.
While the stress and tension of selling a home can be high, having a home expire off the market without any offers can be disappointing and frustrating. Pricing and marketing are two of the critical areas when not done right, can be the cause of failure for a home sale. TextAgi.com if you're making plans to sell property on the FL Space Coast.

Bill Gassett a top notch Massachusetts pro says, "It is possible to sell a home in any season – winter, spring, summer, and fall. Even if your house looks amazing, there is one thing that will kill a first impression the instant visitors walk through the door: a bad smell.
Smell is critical to selling property. When buyers cross the threshold to home they are previewing and something smells funky, they tend to race through the house quickly. Inviting scents make viewing property pleasant and enjoyable.

Trying to purchase a home when you still have to sell your current home is difficult. The likelihood of getting a contingent offer accepted in good and bad real estate markets is slim.
Diva's Collaborative Commentary
Many buyers attempt to initiate a sale, contingent on selling their personal residence. Typically this is not advantageous to the seller. The Space Coast Association of Realtors allows agents to implement a kick out clause but the property does not remain active. in the MLS, which makes it difficult to be seen by other potential buyers.
Timing two transactions is difficult. In today’s market, you may or may not sell your home quickly. If you're a buyer, with a home to sell, your best bet is to put your home on the market for sale. This post discusses various options if you sell before finding another home to buy. Get fast assistance TextAgi.com

After increasing to the highest annual rate in six months, existing-home sales tumbled in February amidst unshakably low supply levels and steadfast price growth in several sections of the country, according to the National Association of Realtors®.
Be sure to see my post:
Perception of Real Estate Market is Not Reality
Energy efficiency for Florida isn' quite the same as it is for Anita Clark's market in Georgia. Here on the Space Coast of Florida we run our air conditioners 9-10 months out of the year.
"Investing your money in a house with energy efficient features not only promotes a positive atmosphere and a healthy living environment for you and your family, it also allows you to save money on energy costs too. Imagine not paying for expensive electric bills and having less carbon footprint. It is a win-win for both you and the environment!"
Anita's post covers many other factors with buying an energy efficient home. Sellers will be pleased to know the Brevard MLS now has more fields available to promote energy efficient "green homes."
