If you don’t know how to analyze a flip, you’re not alone. There are many factors that come into play when deciding whether or not a deal is worth pursuing, especially if you’re on a time crunch.

Today, James Dainard from Heaton Dainard Real Estate has been given a lead from a wholesaler. The contingency? Only 24 hours to decide whether or not he’s in or out of the deal. It’s a perfect excuse for James to show new investors how to underwrite and analyze a real estate deal. This five step process doesn’t take a ton of time and can help any flipper or BRRRR-er decide quickly if they have a deal on their hands.

James’ most important piece of advice in this episode: know your comps and know your area. The more you understand why people are paying the price they’re paying for local comps, the better you can design a house to fit the price point and secure an above-market offer!

LLC for Real Estate Investing (Beginner Tips You Must Know)

This is why LLC is better to have than having a mortgage in your name. I go over why it is better to do your first property in your personal name vs. jumping into an LLC right away. The pros and cons of using each and when you should start using the LLC for asset protection.
Explained in simple terms for everyone to understand, you can use your own name for a property and take advantage of the low money down and lower locked mortgage rates.

When is the right time to make an LLC for your investment property? In this video I go over the advantages of keeping a property in your name for a certain amount of time and how long you must live in the property in your name without the possibility of fraud surfacing. This leads to using a Quitclaim Deed, the benefits of it, when it is important to use and how to do it the right way to maximize your benefits.

A LLC doesn’t affect your credit and protects you from liability issues. In case someone slip and falls on your property, this protects you and your personal assets from potential liens.

I had to figure out a way how to finance my real estate deals Subject To, without using banks, credit, or turning in my tax returns. If you think the banking system is going to happily put up all the money to help you build a real estate empire for you and your family, you're in for a big surprise. Now, some of you may have great credit, high income, down payments and good tax returns to turn into a lender to get approved for loans. But there will come a time, for most investors, where the bank will consider you a risk and deny you credit on loans. What do you do then? We must be vigilant in learning and deploying creative ways to continue to buy houses even when banks deny you. Today I'll go over my favorite way to buy houses, Subject To, because it's one of the most creative ways to buy without having to get bank approval.
