In this episode, I’m talking with Ryan Chaw.

By most people’s standards, Ryan is a pretty normal guy, working a normal job and pursuing the American Dream like the rest of us. He’s got a lot in common with most of our listeners out there and over the past few years, he’s been able to build up a nice little rental property portfolio on a part-time basis that is bringing in well over $10K per month in rental income.

He did this using a rent-by-room model, which is kind of like house hacking on steroids because he's been able to earn double the amount he could normally make if he had used his properties as conventional rentals.

In this conversation, we’re going to talk about how he did this, some of the important lessons he’s learned along the way, and how you can follow a similar roadmap if you want to create something similar for yourself.

3 Techniques Most Real Estate Investors Are Too Scared to Try

Long ago on a hot, sunny day in Arizona, Anson was being verbally abused by homeowners when he went door knocking for the first time. Through the slammed doors, insults, and people hiding behind their couches, Anson knew that eventually, he’d get a deal using this often feared type of seller marketing, and he did. In fact, throughout his career, he’s gotten MANY deals using direct to seller techniques that most real estate investors won't even touch.

It seems like foreclosure auctions are starting to pick back up again as the moratorium ends. But I want to see if real estate investors are overpaying for houses just like retail buyers are doing on the MLS. Come with me on a ride down to the courthouse steps to get a feel for how much investors are still willing to pay for houses. In a sellers market as hot as this one, real estate investors have to adapt to the rising prices of houses. Typically, off market houses like foreclosures don't sell for as much as on-market houses. But since on-market buyers are paying tens of thousands of dollars over asking price, I had to come downtown to see whether investors are following suit. This house sold for much higher than the initial opening bid. See how the winning investor waited for all the other investors to stop bidding before she made her first bid. Now that's what I call "Auction Bidding etiquette. Watch how auctions are conducted so you know how to conduct yourself when you show up to bid.
