Some real estate agents just don't think sometimes. Nothing every surprises me anymore when I hear crazy stories about an agent being uncooperative. In his latest article Tom Horn explains how some appraisers are being denied access to homes.
Why you might ask is this happening? As described by Tom it is retribution from coming in low on a prior appraisal.
Obviously a real estate agent should never deny access to an appraiser. Who are they hurting? The appraiser? Nope! Their client!
Appraisers are supposed to be impartial and from what I have seen over my 30 years in the business 99 percent of them are. It is rare for an appraiser to "tank" a home sale by intentionally coming in low.
God knows that many many real estate agents are clueless when it comes to pricing homes. Why do you see so many price reductions on a weekly basis - because agents overprice homes all the time!
