I sell quite a few rental properties and one issue that comes up frequently with inspections is erosion issues. Investors do not want to spend the money to install gutters.

No gutters cause BIG problems!

If rain flows off your roof, the water causes massive erosion. Soil washes away each time it rains causing your sloped landscape to wear down & allows runoff to flow toward your home instead of away from it. Erosion causes the foundation to settle.

Regular routine maintenance preserves the property's value. When it comes time to sell, deferred maintenance shows up on a home inspection. Preventive property maintenance saves real estate investors money in the long run.

I work with a lot of real estate investors who do NOT want to spend money for rain gutters. What they DO NOT realize is no gutters can cause mass erosion.
