Selling a home with unpermitted work can turn into a nightmare. I had a sale, where the seller remodeled an unfinished addition. In order for the sale to go through, the seller had to remove quite a bit of what was remodeled. At the end of the day, not only will you not save money, but it will cost you when you avoid the permit process for remodels, renovations and other work done to your home.

Essentially, all of the 2023 headwinds remain and the real estate market is a mess. Elevated mortgage rates, out-of-reach home prices and record-low housing stock continue to make for a perfect unaffordability market. Why is the inventory so low? Sellers with low interest rates need to be in a serious “have to sell” situation. They don’t want to be subjected to the high mortgage interest rates to buy another home. Earlier when the new year rolled in, predictions professed improvement in the real estate market. However, buyers sit on the fence waiting for interest rates to come down. The crystal ball is hazy and honestly no one really knows when the real estate market will improve!

With the market shifting drastically because of the high interest rates, I decided to develop a For Sale By Owner program to help sellers save money which includes property being listed in the Brevard MLS.

I ditched my membership with the board of Realtors, along with my high cost real estate website so I could pass on savings to sellers. I am paid a fixed fee as an advisor at closing.

"Change is a matter of 'when,' not 'if,'" NextHome Co-Founder and CEO James Dwiggins told attendees during a pair of prescient panels at the T3 Tech Summit last month. (Note: Real Estate News and T3 Sixty share a founder, Stefan Swanepoel.) It all starts with this: All the defendants are going to settle. Even NAR, which has been vocal about its willingness to keep fighting.

"They're putting on a game face for all of us, as they should," Miller said. But if NAR and others don't settle, the door is open for copycat lawsuits, like the one filed by the Sitzer/Burnett lawyers immediately following the verdict in that case, or others from less prominent attorneys hoping to cash in. "And it's relatively inexpensive for them to do so because those big, highly paid corporate class action attorneys have done all the heavy lifting for them," Miller said. "They go find some sellers and they just copy that lawsuit and they're just printing money." Settlements can close that door.

HOA’ s … people either love them or hate them and of course there are those who tolerate the rules and regulations with deed restrictions. I will say, HOA’s do help maintain property values. You can’t have junky old appliances or beat up cars sitting in the front yard.
