Some sellers – often, those working without an agent – want to sell their home “as is” so they don’t have to invest money fixing it up or take on any potential liability for defects.
Many sellers, including For Sale By Owners state they want to sell their home "as is" with no repairs. The problem, the buyers will be required to get a clear 4 Point Home Inspection in order to get homeowners insurance. This is why I recommend sellers get their home Move-In Certified before it's put on the market for sale. Let me explain why. Click here to schedule a phone call on my calendar.

ORLANDO, Fla., April 21, 2017 /PRNewswire/ -- Florida's housing market reported more closed sales, higher median prices and increased pending sales in March, according to the latest housing data released by Florida Realtors®. "March's strong sales likely were influenced by buyers ready
Yes, there may be more sales, but getting through the inspection period to close, continues to be a challenge. An "as Is" contract no longer means buying a property in "as is" condition. After inspection has been done, buyers ask for repairs to be done or request a credit for repairs.
I have developed the Diva strategy to negotiate the inspection issues on behalf of the sellers. If I am the transaction broker, I am considerate to both parties to create a win, win transaction.
What's even better is getting a pre-Sale inspection, so issues can be repaired or factored into the selling price.
I also believe selling agents need to be more thorough with explaining what an "as is' sale is, the contract states, "Seller shall sell and Buyer shall buy the following described Real Property and Personal Property (collectively "Property") pursuant to the terms and conditions of this AS IS Residential Contract For Sale And Purchase and any riders and addenda." This translates to, buy the property in it's "as is" condition.

How to negotiate issues after a Real Estate home inspection including whether you should be negotiating the repairs or offering the buyer a credit.
The best way to avoid home inspection issues is to have a pre-Sale 4 Point home inspection. This includes the roof, AC, plumbing and electrical. The inspection is included as a document with the MLS listing.

A final walkthrough in real estate is an important part of the closing process. However it must be set up properly between the seller and the buyer to be effective.
This post was written by Joe Samson, an agent who is located in Calgary Canada, but whether it's Canada or the Florida Space Coast, a final walk through is vital step before closing.
For those who do plan to do a walkthrough, this should occur within 24 hours the closing is finalized. This will ensure you don't walk through the home too early and potentially miss damage that occurs after you leave.
For the past four years I have persuaded sellers to get their home Move-In Certified, which includes getting a full home inspection, prior to listing it for sale. There are so many advantages to this strategy which are explained in my free guide at GetMoveInCertified.com.
