Finding a picture-perfect house in your location of choice might seem like a win. But if it's the priciest house on the block, you might not want to buy it.
Pulled this one out of the archives, but the info is timeless when it comes to buying real estate. Realtor.com said, way back in 2015, "Before making an offer on that picture-perfect home, take a look at the surrounding houses. If they're all in disrepair—or just obviously less nice than the one you’re considering—you might be buying the most expensive house in the neighborhood."

I have been on the listing Realtor on selling side with the most expensive home in the neighborhood. The sellers over improved and then wanted to recoup the money the spent. It was a bitter pill for them to swallow and required evidence with data and lots of consoling to price their home to sell in a reasonable amount of time.

One part of the country continues to draw people from other parts of the U.S.

Do drone videos and photos make sense for your home which is up for sale? Not every home will benefit from aerial photos so think carefully before you request they be taken.
This Diva has an awesome drone photographer. It makes a huge difference with waterfront properties, especially older homes that have an incredible backyard setting.

To assess whether home prices are over- or undervalued, Local Market Monitor crunches local income and housing data to come up with an “Income Price,” which represents what the average home price for a particular market would be without distortions in the market (such as the recent housing crash, or heavy investor speculation). The idea is that there’s a relatively stable relationship between local home prices and local salaries; investors who buy when homes are priced below the Income Price are more likely to make a good return.

Zillow CEO Spencer Rascoff may have recently given real estate agents a gift: a sure-fire way to show that Zestimates can miss by a mile.
Agi Anderson, the Florida Property Diva and the curator of Space Coast Real Estate Scoops, recently sold a home in Cocoa Beach. Agi sent the seller an RPR Value Report from the local multiple listing service that stated $325,000 as the value. The seller was somewhat shocked because the Zestimate she checked on Zillow showed $386,000 as the value.
The problem is, owners believe that the Zestimate is accurate and it takes considerable persuasion to get them back to reality of what the true value is for their property.
Zillow CEO Spencer Rascoff may have recently given real estate agents like Agi a gift they won’t soon forget: a sure-fire way to show that Zestimates can miss by a mile. How? By selling a property for much less than its Zestimate.
“The fact that we missed and there are empirical reasons we missed — that’s a great conversation that real estate agents should have” with consumers, he said, citing the property’s irregular lot and location on a busy road as partly responsible for its Zestimate’s inaccuracy.But he expressed hope that, in the same discussion, agents also won’t instill “data nihilism” in consumers, and that they acknowledge that humans also can miss the mark.

The American dream of buying a home is a at a record low. The Wall Street Journal reports, "The homeownership rate, the proportion of households that are owner-occupied, fell to 62.9%, half a percentage point lower than the second quarter of 2015 and 0.6 percentage point lower than the first quarter 2016, the Census Bureau said on Thursday. That was the lowest figure since 1965.
