BIG releases plans for the Telus Sky Tower, a new eco residential and office project in the heart of downtown Calgary.

 

BIG is making headway in Canada with a brand new LEED Platinum residential and office tower for downtown Calgary. Located in the heart of the city right next to a light rail station and the Foster + Partners-designed Bow Skyscraper, the Telus Sky Tower provides office space on the lower floors, then tapers and twists to accommodate private residences and a sky garden up top. The new eco tower will help create a more vibrant and walkable city center.

Volkswagen subsidiary Electrify America will invest over $2B to find and develop EV charging sites in a variety of CRE properties ranging from office bldgs, shopping centers, hotels, service stations & restaurants. 

Telsa's national EV supercharging network is already well-publicized, so it's great to see other companies step forward to grow and diversify EV charging station infrastructure and give Telsa some competition.

Peña Station Next will be a great model for other developers who want to build a smart and sustainable city from scratch or incorporate relevant elements to upgrade existing communities.

Technologies include not only many solar rooftops, but also ways of converting sewage to methane gas and possibly even designing a regenerative braking system to extract power from Peña Station airport trains.

Numerous studies have found that renters pay more to live in apartments near mass transit stops.

With ride-sharing apps like Uber helping to bridge the "last mile" gap for train or rail commuters, transit-oriented development (TOD) sites are becoming increasingly popular with renters, helping to drive up values and attract mutlifamily developers.

TOD sites are typically owned by the city, have a formal request for proposal (RFP) process, and often times require more costly mixed-use elements. That being said, other nearby sites a few blocks away from rail stops with less stricter requirements may be more palatable to developers.

Can better thinking and better health be found in green-certified buildings? New research says yes. A study by the Harvard T.H. Chan School of Public Health, SUNY Upstate Medical University and United Technologies has found a link between green-certified, high-performing buildings and improved cognitive function and well-being.

This study came out earlier in 2016 but it is scientific evidence we never had before on cognition. Great stuff.

Lenders offering energy-conscious loans care little about borrowers’ creditworthiness, contractors function as loan brokers—and investors can’t get enough.

PACE financing, which is used by homeowners to purchase energy-efficient solar panels, window insulation and air-conditioning units, reached over $3.4 billion in 2016 and continues to climb. However, unbeknownst to some of these homeowners, if they default on these energy efficient loans, they could face foreclosure since PACE loans are tied to property tax bills and therefore considered an assessment.

The EU Building Stock Observatory, managed by BPIE, provides a comprehensive snapshot of the building stock characteristics in EU28, and monitors the implementation of relevant EU Directives in Member States by presenting 250 indicators.

“In 30 days, the FHA will stop insuring mortgages on homes that also carry PACE liens.”

Clarence Wong, MSRE's insight:
Under Trump’s leadership, the FHA has decided to reverse the Obama administration’s decision to insure FHA mortgages with PACE liens. The argument for this reversal is to decease risk, liability and probability of default for property owners since PACE loans are tied to property tax bills and therefore considered an assessment. The downside is that it will now to harder for homeowners to finance sustainable upgrades like solar panels, etc. for their residences.

Blackstone’s and Ivanhoé Cambridge’s StuyTown apartment community is not only the first multifamily community to receive ENERGY star certification in NYC, it will now also feature the largest private multifamily residential rooftop solar project in the US. 

The 3.8 Megawatt (DC) solar energy system will span across 22 acres of rooftops with 9,671 high efficiency solar panels, generating enough energy to power over 1,000 NYC apartments annually. Project will commence in winter and is scheduled to deliver in 2019.

Since results show that these buildings are less likely to default on their loans, it would also help support the argument for respective property owners to get lower interest rates on their loans. Massachusetts, which improved from third to first place, led the way, followed by Colorado, Illinois, New York and California. Дизайнерът Винсент Калебьо представя своята идея за преобразуването на стари складове от миналия век  от бившата промишлена зона край Брюксел в еко-квартал със смесено предназначение. Неговият проект трансформира 40 хектарова бивша индустриална зона в екологична среда с много зеленина, която произвежда повече енергия отколкото обитателите ѝ имат нужда. The EPA’s Energy Star program has added the capability to track waste and material use with the same ease of tracking energy and water use.

The EPA's Energy Star program now offers an energy, water and waste "tracking trifecta". By using the new waste tracking component, building owners can now benchmark waste usage and meet waste reduction goals by implementing appropriate waste management/recycling programs, which also help bring in additional miscellaneous revenue for their investment properties.
