The rules around the income from rental units considered in home loan applications submitted to the CMHC are changing.
Heather MacDonald's insight:

Investment properties are a very solid way of building equity while covering cash flow.  The renter is paying your mortgage per se and likely covering all the other property expenses.


The best conversations I've had with clients is helping them build an investment plan, and then witnessing it deliver in spades.


These new CMHC regulations make it even easier for people to consider real estate investments as part of their wealth building portfolio.

Ah...the counter argument. ;-)  There is truth in this for sure.  However, I might argue that if patient enough, social gain is possible if you share part of the collaboration in the less than perfect scenarios for collaborating.
