There are certain situations that an experienced agent knows how to handle that an agent who has no experience wouldn't. It's also very important that tenants are aware of the home sale and have an understanding of the real estate process. An owner and their real estate agent should sit down and discuss this topic with the tenants so there is a reduced chance of issues once the home is being marketed or under contract.

Real estate markets can be much different, even two that are very close in proximity! 

 Recently while selling a home in my local market, the sellers who were relocating to Ohio to be close to their son wanted to list their home for sale for price that was much higher than what the local market comparables supported. I spoke with the son who lived in Ohio who was trying to compare what a similar home in his city would sell for as a justification for the value of his parents home. 

 Real estate markets aren't the same! A similar home that is worth $200,000 in the Rochester NY market could be worth $400,000 in Atlanta GA! So what makes real estate markets different? Real estate property tax rates, school tax rates, home values, styles of homes, and appreciation rates are just a few things that can differ significantly from one market to another!

 These two steps are two completely different things and it's important for both buyers and sellers to understand this.

 An appraisal is completed anytime a buyer is going to be mortgaging a home for the primary purpose of protecting the lenders investment in a home. An inspection is completed, if a buyer chooses to, in order to learn about a property and helps make sure they are purchasing a home that doesn't have major problems such as structural, electrical, or others.
