Selling a home requires some preparation by the seller if they want a smooth transaction for themselves and the buyer. Of course there are a lot of small details to deal with, but what are the biggest things to do before listing?

 

Throughout my career I've found that exterior improvements, even those that are minor, can go a long way. After all, the first thing buyers see is the outside of the home! In addition to this, interior updates to the bathroom and kitchen can help considerably because they are some of the most visited rooms in the entire home.

 

It’s also crucial for sellers to take care of repairs, because buyers don’t want to move into a home that will need a lot of work. You can find out which repairs are the most important before selling a home.

Selling a home during the summer can be a very good time, assuming the proper steps are taken to sell a home! 

 A simple tip such as making sure the interior of the home is comfortable during showings and not 100 degrees can make a huge difference. Nobody wants to look at a home while they are dripping sweat.

The weather is warm, people are enjoying the outdoors, and buyers are looking for properties to invest in. Summertime is one of the best times of the year to put your home on the market. However, if you want to help minimize the time you sit on the market, it's important to prepare.   

 

As an experienced agent, I know what impact curb appeal has for even a beautiful home. This is why I always recommend updating landscaping during the summer when the sun will shine bright on colourful flowers and green grass. With that being said, it’s important not to forget about the interior. Keep it clean, cool (turn on the a/c for showings), and decorated with light summertime decor to make the place seem bigger.

Over the years working as a real estate agent it has become painfully clear that when someone is selling their home the primary concern is how they can get the most money possible.

 

Some sellers are willing to do whatever it takes to make that happen including investing money into the property. Unfortunately some home owners just don't have the means to sink a ton of cash into their home.

 

Fortunately there are still a number of things that can be done to make a home more appealing to buyers without breaking the bank. In the article you will see some important considerations to make your home more show ready that will not take a considerable investment.

 

At the top of your list should be cleaning and de-cluttering. These are essential things that every home seller should consider before putting their home on the market. Neither of these things takes any significant investment other than your time.

If you live in a cold weather climate selling a home in the winter time can be far more challenging for a number of reasons. For one there are far fewer serious buyers who are out looking at purchasing a home. This natural decline in the buyer pool makes the home selling process that much more challenging.


In his excellent article @Paul Sian

provides some excellent tips for increasing your odds of home sale success. His article provides timely advice that will not only increase your odds of procuring an offer but it will come in a timely fashion.


Some of my favorite tips for selling a home in the winter include decorating your home in a festive spirit - just don't go overboard. You don't need a thousand lights or gaudy decorations.


Keep your home warm when buyers come and maybe even some soft Christmas music playing in the background can help.


Remember presentation is everything in real estate sales!

Staging can help a home sell quick and also maximize the amount the home sells for.

One of the most important staging concepts is allowing buyers to be able to imagine themselves in a home.  Tasks such as depersonalizing and cleaning a home are a couple relatively easy staging tips.
