Happy 2015! We are almost through January, and it is shaping up to be another interesting year. Projections are that&nbs

For the weekend of January 24-25, 2015, there are 7,775 properties on the market. Time on market has increased, and we are seeing lots of homes expire unsold off the market; keep an eye out for price reductions, especially with those homes that have been on the market longer than average (which you can sort by at YourNewOCHome.com). There are 1,205 open houses this weekend, including  Newport Coast, Corona Del Mar, Irvine, Tustin and North Tustin, Newport Beach, Laguna Beach, Dana Point, Anaheim Hills, Coto De Caza, San Juan Capistrano, Yorba Linda and other Orange County cities.

With regard to new homes, we're now seeing 'flipping' in some of the recent new developments, including Pavilion Park in the Great Park and homes in Laguna Altura. Orchard Hills homes are not yet completed, but I expect we will see flipping there fairly quickly also - especially in some of the larger models (Trevi, Amelia, La Vita). What we are seeing is Orchard Hills homes being leased, so if you're looking to lease a newer home, take a look at those available in Orchard Hills.

What about new homes? In Orange County, over the next few years, there are over 35,000 new homes coming to market, including Hidden Canyon, Orchard Hills and Pavilion Park at the Great Park in Irvine, Baker Ranch in Lake Forest, Rancho Mission Viejo, Tustin Legacy, and many other new home developments. With all the new homes coming to market, we are seeing sellers becoming more motivated. Interest rates are still low, which we expect to see continue for quite some time, and lenders are coming out with some new loan packages.

As we approach the end of the year, I thought the information below would be helpful. Also below you will find some lenders and loan reps. that my clients have had good success with; if you have any questions about financing a home, or refinancing your current loan, please call the number provided or email the loan rep.

Typically, lenders use a 24 month average of the borrower's tax returns to determine their qualifying income. In some cases, a new tax return will help the qualifying process (when the income exceeds the previous tax year), in which case it is better to file the returns as soon as possible.  In other cases, when the new returns will show less income, it can have a negative effect on the qualifying figures and it may be better to file an extension. These are general guidelines, and it is best to speak with a lender and establish a game plan to avoid any surprises.

When something offered is false, incorrect, or too good to be true, we have recourse through multiple channels, one of which is our states' Attorney General.

Fannie Mae and Freddie Mac have been receiving pressure for Principal Reductions, including being criticized by Sen. Elizabeth Warren (D-Mass.) during a recent Senate Banking Committee. Warren has expressed outrage over the lack of principal reductions offered by Fannie and Freddie. http:///bit.ly/gsa-lending

Is this a sign that Fannie and Freddie are moving toward loosening the restrictions on principal reductions - or is was this to play to Warrens constituents during the recent elections?

Principal reductions (reducing the mortgage balance) have been done often in recent years - but not since Congress created the Federal Housing Finance Agency to oversee Fannie and Freddie. (Principal reductions would be carried out under the administration’s signature Home Affordable Mortgage Program (HAMP).)

Additionally, Fannie and Freddie seem to be moving to ease credit standards and take on increased credit risk. Proposals to lower the minimum down-payment on Fannie Mae and Freddie Mac-backed mortgages at the same time as reducing banks’ exposure to put-back risk may help accelerate the planned modest loosening in mortgage credit conditions.

Fannie Mae will buy low down-payment mortgages and Freddie Mac said it would offer more credit to homeowners, as well.

With the market slowing down, I find no surprises in the above. The more things change, the more they remain the same. Are we heading back into troubled waters? Even though interest rates are low, affordability rates are heading towards records lows:  homes prices just went up too quickly for many buyers. (We're putting together a blog about the lack of affordability and the percentage of cash buyers, so check our blog often for more great information.)
