If a buyer is considering buying a home, then it is important to understand what contingencies are in a purchase contract. There are some general contingencies and as a buyer, it is important to understand what they are. There can be a loan contingency, appraisal contingency and a home inspection contingency. An appraisal contingency means the home needs to appraise at purchase price, if it does not then there can some remedies.

Bill Gassett at Maximum Real Estate Exposure has provided another great article and information about appraisals which are an integral part of the home buying process if a buyer is getting a loan. An appraiser will generally visit the home and view the inside and outside. And the appraiser will look at past sales as well!

You will information about assessed value versus appraised value and the importance of not using internet estimates such as Zillow to establish value.

Additionally, if an appraisal does not come in at value, then an appraisal can be challenged.

There are a lot of do's and don'ts when buying a home, but many of these "rules" are unwritten. Here's a list of rules home buyer's should follow.

Michelle has written an excellent article about buying etiquette, and some considerations that should be taken into account. If you are working with a Realtor, then you should direct your questions to "your" Realtor and not be calling other agents or brokers.

Another tip is if you are looking at homes, it is not in your best interest to bring along an entire entourage so you can focus on the house itself, and not be chasing after kids, or be receiving advice from someone not connected with the transaction.

Try and avoid multiple visits to the property if it is seller occupied, as it can inconvenience the seller.

The importance of being on time is also emphasized, as Sellers may have had to get the property ready to show as well as taking their family our and their pets!

Do not ask to just "look" at properties. Realtors do not want to open up homes just to have someone look at it if they are not qualified or approved to purchase it.
