The Port of Seville needed a new Cruise Ship Terminal with a flexible character, multipurpose, extendable, easily removable and even movable.

This would permit to accomodate the unpredictable number of passengers in the port and it does not limit the possibilities of the urban-port valuable space of the Muelle de las Delicias. The Port Authority itself proposed to solve the project using sea containers. On the other hand, the place, near the historic centre, was claiming an object of architectural quality that would promote the dialogue between the port and its urban environment.

The on-site construction work could only last 15 days, the maximum time between two consecutive cruises docking. The modular construction with recycled shipping containers would be mostly finished in workshop, ensuring the precision of the on-site work...

With their project ‘House at the Pyrenees’, Cadaval & Solà-Morales aimed at preserving the original structure of the house and doing a minimal yet contrasted intervention, the idea is to generate new and contemporary spaces for living, respecting the historic envelope.

 

The project seeks to recuperate the construction values of an old existing vernacular house which was made out of dry stone, a traditional technique of the area of great tectonic value. It elaborates on a series of interior horizontal partitions that are supported by two vertical containers that behave both as structural elements and as divisions of the continuous spaces...

Parks, squares, street corners, libraries, schools—these are the important social places in many cities. They are the public spaces where we relax and meet friends; in short, the places that we all share. But there is another kind of shared space that often goes unappreciated as a community hub in today’s convenience-oriented cities: the public markets where we buy our food.

 

While markets were historically important threads of a city’s social fabric, sanitation concerns and a cultural obsession with convenience led to their demise in many western cities in the 1950s. The “super” markets that replaced these vital public spaces were some of the first of what we now know as big box stores, and today, many millions of people around the world rely on these fluorescent, air conditioned megastores.

But in some cities, even in the developed world, traditional public markets still reign supreme!

2. Barcelona’s markets are used more by disadvantaged groups than by wealthy populations.

Conceived as a camp, this luxury family retreat was designed by Fearon Hay Architects as an arrangement of freestanding structures around a courtyard, set in a saddle above Matiatia Bay on Waiheke Island in New Zealand.

Care had to be taken to reduce exposure of the home to high winds; natural undulations of the saddle have been subtly emphasized to form a protective setting for three structures, comprising living, sleeping and studio areas. Retractable glass panels and perforated aluminium screens offer variations of enclosure to the living and sleeping spaces. The raw and robust materials are countered by the placement of fires, the invitation of leather cushioning around a sunken sitting area and the use of linen fabrics and oiled natural timber throughout the spaces.

Meeting the Needs of Today's Luxury Buyer


An agent or broker working with today’s luxury homebuyer, must be educated, but also connected.


The discriminating luxury homebuyer including international buyers have expressed the need for elite service from a seasoned professional who can specifically address their interests.


Understanding todays luxury homebuyer


  • The luxury buyer is a limited bunch. Recent statistics show that only nine percent of first-time and repeat buyers bought homes priced $500,000 and above.
  • With the pervasiveness of internet search, they are far more sophisticated, savvy and informed about industry trends and market conditions than ever before. From websites to mobile apps, they have done their research and are coming to the market organized, equipped and educated.
  • Buyers in the $1 million plus range have very definite and unique purchase requirements. In order to capitalize on this burgeoning market niche, you must be able to not only understand their needs, but also directly speak to those needs.
  • For example, a buyer purchasing an ocean front property would be concerned about privacy, security and upkeep of the grounds.
  • Quite often they are looking for lifestyle items and amenities that meet their precise needs. For example a three or more car garage, dockage for boats and additional living quarters for family are all popular requests.


There is also a new type of luxury buyer, the young buyer who has different needs than listed above. This buyer will search based on the type of rooms they need and how they will use them.

The benefits of using prefabrication are many, and can result in beautiful homes that function just as well or better than custom ones built on site.

Using modular techniques for construction allows for stronger purchasing power. The process of building on site is also much quicker—and cheaper. Prefabrication is also greener since it uses computer technology to manufacture the modules, which creates 50% to 75% less material waste. The one limitation of prefabrication is that the pieces of the home need to be able to be shipped from the factory to the site of assembly.

But the benefits of prefabrication are many, and can result in beautiful homes that function just as well or better than custom ones built on site.

From the very start it was clear that the landscape around the villa should be preserved as much as possible. Semi-positioned in the slope of the hill, the first floor towers above the partially glazed ground floor and the undulating dune landscape. The large glass facades ensure a connection between outdoors and indoors; contact with nature is tangible throughout the house. At the same time, the patio in the heart of the villa provides maximum daylight in all the rooms.

Special attention is devoted to energy in Villa V, with geothermal energy storage, a heat pump and solar collectors on the green roof and only natural materials have been used in the building construction processes...
