4 Easy Home Remodeling Projects That Yield the Highest Return

4 Easy Home Remodeling Projects That Yield the Highest Return | Home Remodeling | Scoop.it

Getting your home ready to sell can seem overwhelming, but it doesn’t have to be that hard. Focusing on doing the easiest remodeling projects for your home sale can make the entire process go more quickly and smoothly.

These are four of the simplest projects to tackle before putting your home on the market:

  • New front door: Buying a new door made from 20-gauge steel is a fairly cost-effective way to boost your home’s value.
  • New siding: Replace your siding with high quality fiber cement. This will cost more upfront, but you’ll get most of that cost back when you sell your home.
  • New garage door: It’s easy to overlook this one, since most people focus on their actual house. Buying a high-end garage door improves your home’s curb appeal and increases its value.
  • Minor kitchen remodeling: This involves getting a new sink, countertops and appliances and resurfacing your cabinets for an updated look. This might seem like a big job, but it’s one of the easiest remodeling projects for your home sale.

The latest Remodeling Business Pulse from the National Association of the Remodeling Industry (NARI) shows quarter-over-quarter increase in nearly every measurement of remodeling activity.

Growth indicators in second quarter 2013 show these increases from the first quarter:

  • current business conditions up 5.7 percent,
  • number of inquiries up 4.7 percent,
  • requests for bids up 3.3 percent,
  • conversion of bids to jobs up 4.6 percent and
  • value of jobs sold up 5.9 percent.

According to NARI, this trend is expected to continue as remodelers predict that three months out their sales will be as strong as they are now.

The No. 1 and 2 reasons for growth continue to be postponement of projects (up 5 percent at 87 percent) and improvement of home prices (up 6 percent to 65 percent).
