Hard money lenders are small groups of investors or private individuals who lend money to house flippers or real estate developers based on the property they are buying and not their credit score. Such loans can cost up to twice the average mortgage and feature high origination fees. Despite this high cost of borrowing, real estate entrepreneurs can access up to 100 percent of property purchase price from hard money lenders to finance their deals as long as they can back their loans up with real assets.

As 2014 draws to an end, the outlook for crowdfunding does not wane one bit despite growing up pains.

The Tabb Group has estimated that the market will hit $17 billion in 2015 after having been forecasted to touch $10 billion in 2014 with more than 1000 new platforms formed. Some of the funding will come from angel investors who could invest a total of $50 billion in 2015 across all funding opportunities compared to $22.9 billion in 2012, though a more conservative estimate puts the figure at $28 billion.

According to a report by the WSJ, funds raised by U.S. crowdfunding platforms in 2013 were in excess of $135 million. With just a handful of platforms visible in the landscape previously, the numbers have soared today to over a hundred, with nearly 70 operating from the U.S. alone. These platforms, which offer different services to their clients, have created a niche for themselves and are experiencing phenomenal growth levels.

Real estate crowdfunding platforms are increasingly shifting towards pre-funded deals to increase their market share and deal flow. Pre-funded deals occur when a crowdfunding platform gives a real estate developer who needs capital right way a loan guarantee without having to first take the risk of raising the entire loan amount from online investors. According to the 2015 TRN Real Estate Crowdfunding Report, crowdfunding platforms are opting for this strategy to meet the needs of developers who need to raise capital quickly in order to close lucrative deals in a short amount of time. In such situations, pre-funded deals come in handy because raising funds online can take longer – usually a few weeks or even months. While pre-funded deals enable real estate developers fast funding, it also benefits investors who get returns faster because deals with developers are closed prior to the commencement of the fundraising process online.

The Securities Act of 1933 included provisions on Regulation A that allowed an exemption from registration for small offerings. However, investors and those seeking funds did not benefit much from Reg. A for it has a cap of $5 million, to be raised from any individual or business over a 12 month period.

Each day in the United States, an estimated 10,000 baby boomers retire. With a population placed at 78 million, the boomer generation, representing those born after World War II (between 1946 and 1964) currently control 70% of the household wealth in the U.S. according to Brian Sozzi of the Belus Capital Advisors. It has also been predicted that about $12 trillion worth of assets will be transferred from the greatest generation (those born between the 1920s and 30s) to the boomers in the near future, according to Bank of America’s Sarbjit Nahal and Beijia Ma. Based on statistics released by the International Council of Mining and Metals (ICCM), an increase in the demand for minerals is witnessed when a country’s urbanization gets to 30 percent and the per capita income is between 5,000 and 10,000 dollars per annum. Countries such as India, Brazil and China have already reached these levels which explain the rising demand for minerals over the last few decades across the globe. The mining sector has experienced substantial growth. Between 2000 and 2010, the industry grew from US$ 214 billion to US$ 644 billion.
