5 Aldermanbury Square is a purpose built multi-storey office building with two small ancillary retail units in the City of London.There are eighteen upper floors plus two basements and plant accommodation on the roof. The net internal area is 25,634m2 (276,225 ft2). There are multiple tenants in the building and the property is part of Deka Immobilien Europa, an open-ended property fund operated by Deka Immobilien Investment GmbH. The fund has a current total of 154 properties with a value of £9,464 million of which 9 (£ 1,727 million) are located in the UK. From the outset Deka Immobilien stated their ambition to present their portfolio of properties in London as trophy assets that achieve various accreditations to emphasise the company’s commitment to sustainability. It was agreed during various meetings between Savills and Deka Immobilien which followed the purchase of a new asset that the most suitable way to validate the environmental obligations of the premises would be with BREEAM In-Use certification. Donal Campbell, Deka Immobilien GmbH, says “Certification of 5 Aldermanbury Square is part of a systematic implementation of our corporate environmental policy. Deka Immobilien invests in top quality buildings with the world’s leading companies as tenants, and these companies want their employees to thrive in their workplace. Its construction was completed in early 2012 and by now the building is fully leased out to large international and Russian companies including McDonalds, Fitch Ratings, Cordiant, KIA Motors, Knight Frank, Hugo Boss, Continental, O1 Properties and O1 Group. Lighthouse was constructed in accordance with state-of-the-industry standards and features ultramodern facades and fittings, contemporary lobby design, panoramic views and ample parking facilities. It offers one of the best quality options in the area allowing tenants to enjoy comfortable facilities, rich infrastructure and superb transport accessibility. The building is now BREEAM In-Use certified and as one of the largest owners of office real estate in Moscow, O1 Properties considers the reduction of the harmful impact of the urban environment as one of the company’s priorities. O1 was one of the first in Russia to start implementing the environmental standards in its office centres and certification of buildings under BREEAM became an important step in this direction. Alexander Ostrovsky, CEO O1 Properties, says “BREEAM In-Use is a balanced approach to the sustainability assessment of a building, which allows us to understand the strengths and weaknesses of each particular project and develop the best plan for its improvement” In Autumn 2013 the building achieved a ‘Pass’ rating under BREEAM International New Construction and the managers of the building and its investors were inspired to continue this success and introduce best-in-class practice for the environmental management of the building. New features and ideas were introduced into the building as a result, including cycle racks, solenoid valves, a waste management strategy, water metering and leak detection. This helped to achieve a higher score under BREEAM In-Use for existing buildings. The team expects continuous reduction of the running cost and increase of the building’s market value and premium rental rates. O1 Properties maintains a portfolio of prime assets in Moscow, which all are subject of BREEAM certification.

A project by Legal & General Property to refurbish a building at Stockley Park to the west of London is the first pilot project to achieve an “Excellent” rating under the new BREEAM UK Non-Domestic Refurbishment and Fit-Out 2014 scheme.

Breathing new life into the major office park and supporting the development of the new BREEAM scheme for certifying sustainability in refurbishment and fit-out projects, No 4 The Square, Stockley Park is one of 12 projects that are piloting the scheme.

To ensure the successful development of the new scheme, the BREEAM team has been collecting detailed information on the types of work undertaken in non-domestic refurbishments and fit-outs. 

Legal & General Property makes widespread use of BREEAM across its property portfolio and was keen to ensure the new refurbishment scheme would cover the various scenarios and scales typically involved in refurbishment.

Debbie Hobbs, Head of Sustainability at Legal & General Property, commented:  'Having specified BREEAM Excellent on all new builds and major refurbishments for a number of years, it is important to us to work together with influential organisations like BRE to help shape practical ratings that can be adopted by the wider industry to encourage real improvements that result in operationally sustainable buildings and change in the UK’s existing building stock.'

Following the major refurbishment project at No 4 The Square, Legal & General concluded lettings to Hasbro UK and Rocket Superstore UK. The draft BREEAM Refurbishment and Fit-Out scheme is due to be published for consultation in early July and BRE Global will also be announcing a series of consultation events and opportunities for industry to comment on the scheme throughout the summer.

Business Centre Vertas is a 9,818 m2 15 storey class A office building located in the Vilniaus Vartai complex in Vilnius, Lithuania. It is the first building in Lithunia to be certified under BREEAM In-Use. Built in April 2007, it is managed by BPT Group and occupied by tenants including Citco, European Social Fund Agency, Delfi, ADLEX and Syngenta,  

Vertas features spectacular views and the most modern engineering systems, including an air humidity maintenance system, individual premises cooling and heating, electronic card access, CCTV at all entrance points, 24-hour security personnel and reception areas. Large glazed areas offer attractive views of Vilnius in all directions.

The client and auditor believe that using BREEAM In-Use helps them become a part of a more responsible society including efficient energy use, cost savings, engineering systems improvement and positive awareness raising. Optimising environmental performance gives additional value to the building and a higher comfort level for occupiers. BREEAM In-Use encouraged the team to take actions that lower negative impact on the environment and develop the building community’s attitude to global problems.

Improvements will be made at the next refurbishment opportunity to incorporate more energy saving materials that provide higher levels of user comfort. This will increase the economic and social value of the building and attract tenants. Future investments will be directed towards improving staff productivity, health care and user satisfaction. The management ethos of the building is based on lower consumption principles, with the aim of being recognised as a sustainable building and a comfortable workplace. The managers are planning to improve the lower scoring areas of BREEAM In-Use such as “Land Use and Ecology” and “Pollution” over the next few years.

Metropolis 2 is a class A office complex, constructed in 2008, consisting of three phases with a total rentable area of approximately 80,000m2. Heitman Property Partners IV purchased the building from Capital Partners. Managed by AIG/Lincoln Russia, it is located at Leningradskoe Shosse in Moscow and is the Russian headquarters of international companies such as Procter & Gamble, Mazda and Nokia. The building scored Good and Very Good under BREEAM In-Use Parts 1 and 2 respectively. The BREEAM In-Use auditor was Ksenia Agapova of Jones Lang Lasalle.

The owners, managers and occupiers chose BREEAM In-Use to help reduce running costs and improve the environmental performance of the building. Ilya Savitsky, Property Manager, AIG/Lincoln Russia says “BREEAM In-Use provides a balanced approach to the sustainability assessment of the building, which allows us to understand its strengths and weaknesses and develop the best plan for its improvement. BREEAM In-Use certification provides a strong competitive advantage, as well as a good signal to the market about the quality of building’s management system.” The building scored highly thanks to good transport access (200m from the building’s entrance), onsite facilities (stores and restaurants) and additional facilities for alternative transport, including cycle racks. The management team put particular effort introducing recycling in the building, and have a proactive approach to maintenance of the building components and engineering systems, including sub-metering.

The development of Quadrant 2 South is the latest phase of the £1billion regeneration by The Crown Estate which is enhancing London’s Regent Street as a destination for fashion, lifestyle and business. The proposals are for the redevelopment of the Grade II listed properties (currently known as Quadrant House and 7-9 Air Street) to deliver 6,881m2 of flexible, air conditioned office space behind the retained facades.  The development occupies a prominent position one of London’s major shopping streets and is surrounded by high end retail stores and five star hotels.

Floors 1-5 will be refurbished, whilst floors 6 and 7 will be demolished and rebuilt.  The approach transforms the building, whilst maintaining significant amounts of the existing building fabric, and retaining the culturally important façade. The focus of the design was on improving the longevity of the building, whilst not compromising on layout flexibility or quality.  This approach has transformed the building – allowing it deliver adaptable and uncompromised, prestigious Grade A office space, whilst maintaining the architectural style, materials and scale of Regent Street.

The Crown Estate has integrated sustainability into everything they do. This includes all development projects. The Development Sustainability Principles guide project teams to achieve the most sustainable buildings (environmental, social and economic) possible. This ethos has led to The Crown Estate to set a minimum target of BREEAM Excellent, and where possible push the boundaries to achieve better.

Jon Eaglesham of architects Barr Gazetas says: “We have strived to undertake BREEAM certification for our projects for a long time. In the early days we had to convince the full chain of command including client, agent and occupier. Nowadays this is a different story. We know that we’ll get the chance to maximise the potential of the building and achieve the most appropriate BREEAM rating right at the outset. The benefits are no longer perceived, and thanks to them being measured and monitored we can continue to improve and balance the different requirements. I also think that the benefits work for the whole team now. The client has a more rigorous and intelligent design and end building, the agent has a well recognised benchmark and the occupier has lower running costs and a better workplace.”

Mahon Point Shopping Centre in Cork, Ireland is the region’s largest shopping destination. It comprises of approximately 35,000m2of retail space that is anchored by Debenhams and Tesco. Other tenants include Next, Zara, River Island and Monsoon. It also has a range of restaurants, cafés and leisure facilities including a 13 screen Omniplex cinema. The centre opened in 2005 and is owned by one of Deka Immobilien’s open-ended real estate funds, Deka-ImmobilienEuropa and managed by Savills. Outside of Dublin, it is the largest Shopping Centre in the Republic of Ireland. The client took the decision to be assessed under BREEAM In-Use as part of a larger strategy to maintain the asset at the forefront of retail developments in Ireland, constantly updating and modernising the centre. The Asset scored highest in categories including Waste (100%), Materials (89%), Land Use & Ecology (75%), Health & Wellbeing (74%) and Transport (70%).  Performance in Waste was particularly good as the shopping centre recycles glass, oil, food waste, timber, clothing, plastics, metals, cardboard and paper.  The client and management team at Mahon Point will continue to work towards improving the building and have already used the BREEAM In-Use framework to make changes to policies and management processes.

At MIPIM 2014, international law firm DLA Piper published 'Towards A Greener Future' providing an insight into investors' preferences for sustainable building certification. The report is based on a survey of over 100 investors across Europe. Its key findings are:

BREEAM is the preferred certification body across Europe, with 60% of survey respondents ranking it as their number one choice.71% would accept higher costs for sustainable real estate.80% would prefer a single certification body.88% are in favour of certification schemes that recognise green property/facility management service.

Il couvre tous types de bâtiments, y compris les écoles, les centres de soins, les bureaux et les unités industrielles. En 2009, le BRE Global a développé le programme BREEAM In-Use (Norme d'environnement et de durabilité BES 5058). Ce programme d'évaluation et de certification a pour but d'aider les propriétaires de bâtiments, les gestionnaires de sites, les directeurs des investissements et les résidents à mesurer et à réduire leur impact sur l'environnement, tout en améliorant les performances des bâtiments non domestiques existants de manière rentable et peu risquée. BREEAM is the world’s foremost environmental assessment method and rating system for buildings, with 200,000 buildings certified and around a million registered for assessment since it was first launched in 1990.


The largest commercial office in Manchester has now become the highest scoring BREEAM ‘Outstanding’ building in the UK with a score of 95.32%.

Designed by 3DReid, The Co-operative Group’s new £115 million low-energy, highly sustainable headquarters brings their 3,500 staff under one roof in a spectacular 500,000 square foot building.  

The building, known as 1 Angel Square, has been designed to deliver a 50 per cent reduction in energy consumption compared to The Co-operative’s current Manchester complex and an 80 per cent reduction in carbon. This will lead to operating costs being lowered by up to 30 per cent...

As the excitement of the 2014 World Cup in Brazil draws to a close attention is being turned to the competition in four years’ time which will take place in Russia. Six of the new stadiums that will be constructed for the tournament are being assessed under BREEAM, to help drive the sustainable design and construction of the venues and provide international recognition for their achievement. Sustainable features of the stadium designs include highly energy efficient lighting, facilities for segregated waste collection, water saving fixtures and valves to prevent uncontrollable water leakage which is very common for large venues, and measures to enhance local biodiversity. BREEAM has previously been used extensively in the sporting field, including the Olympic venues for the London 2012 games and a range of other sports stadia around the world.

Toison d’Or is a shopping mall located in Dijon, France. It is owned and operated by Unibail-Rodamco SE, Europe's leading listed commercial property company, which specialises in shopping centres, office buildings, and convention and exhibition centres. In 2013 the development was refurbished and extended to provide an additional 12,000 m⊃2; of gross leasable area, resulting in a total area of 72,000 m⊃2; for shops, restaurants and services. The project aimed to give the mall a new lease of life, using a fresh new interior design to create an exciting shopping experience.

A global sustainability policy was established at Unibail-Rodamco in 2008. One of its main targets is to obtain – by 2016 – BREEAM In-Use certification for at least 80% of the company’s managed retail portfolio, with a minimum Very Good rating for building management. In line with this policy it was decided to obtain a BREEAM In-Use rating for Toison d’Or in 2013. 

“The BREEAM approach allows us to integrate and stimulate our tenants and maintenance suppliers,” says Christophe Garot (Group HO Environmental Sustainability), “to be sure that each technical device – for lighting, ventilation, heating and cooling etc – will be properly maintained and operated 365 days per year. Also, it helps us to demonstrate to investors that sustainability is embedded in the Group’s processes and in all business units.”

Toison d’Or’s assessment under Part 1 (Asset) of BREEAM In-Use International gained an Excellent (5 star) rating with a score of 78%. The mall gained the highest ever BREEAM In-Use International Part 2 (Building management) score of 90%, giving it an Outstanding (6 star) rating.

Designed by architects O'Donnell + Twomey and built by Osborne Construction, the £24 million Saw Swee Hock Student Centre for the London School of Economics and Political Science (LSE), has achieved a BREEAM ‘Outstanding’ rating at the design stage with a score of 86.45%.

The first new building that LSE has commissioned in more than 40 years, the Centre was constructed on the site of the old St Philips building on Sheffield Street, next to the Peacock Theatre in central London.

The Centre is a seven storey development providing a mixture of facilities within a sustainable building envelope. These include the students’ union, a learning café, exercise studio, coffee bar, fitness centre, media centre, activities space and LSE’s career services. The envelope consists of a mixture of solid and latticed, locally sourced red brick that will provide a variety of lighting effects internally and externally.

Completed early in 2014, the building is characterised by its irregular faceted facades built in red brick, a design generated by the geometries of the confined corner site. LSE's original brief targeted a BREEAM Excellent rating, with the finished design exceeding this brief and achieving Outstanding.

Belgian developers SDM (Sustainable Development Mechelen N.V.) have announced that they are applying BREEAM Communities for the smart, sustainable redevelopment of the Ragheno Park site in Mechelen, Belgium
This previously heavily polluted brownfield site is part of wider 10 year mixed-use development programme for the city. It is located a few hundred metres from the newly renovated city railway station and will be the focus for the development of a new office neighbourhood, integrating the historical industrial site and the future surrounding residential area.
BREEAM Communities provides a framework for sustainability, through which the economic, environmental and social sustainability of large scale developments can be improved, measured and certified. It will be applied in Mechelen using the BREEAM Communities International Bespoke process, which enables the assessment criteria to be adapted to reflect local context.

Castleward is a 12.1 hectare brownfield regeneration site in Derby currently undergoing redevelopment to create a new community of sustainable homes and businesses. This £100 million project is located between Derby Midland Station and the city centre. The development is a joint venture between Derby City Council and a private partner, Compendium Living, a company jointly owned by housing developer Lovell Partnerships and social housing provider The Riverside Group. The project spans five phases over 15-20 years. Work on phase one started in November 2012 and includes 163 homes, 16,500sq ft of commercial space, a boulevard and a new urban park over five acres of land. BREEAM Communities was used as the framework to incorporate sustainability in the masterplan in coordination with the city’s own strategic sustainability priorities. The city council had already developed the ‘City Centre Eastern Fringes Area Action Plan’, setting out the vision and objectives for the development. Compendium Living’s proposal used site analysis and community consultation to develop three key principles for the masterplan and phase one of the development: 1) Movement and access; 2) Open Space; and 3) Sustainability.  The decision to use BREEAM Communities was made by Rory Bergin, Partner of Sustainable Futures at HTA, who then presented the scheme to officers at Derby and other project partners. “As the architects on this project, HTA knew the importance of the social and economic sustainability issues highlighted by BREEAM Communities. We wanted to use this framework to demonstrate the high standard of quality being incorporated into the planning and design process for this project” he said. All of the partners saw this development as a useful opportunity to try BREEAM Communities, which was a relatively new sustainability assessment method at the time. Pranali Parikh, Masterplanning Projects Manager at Derby City Council said: “We were positive about the use of BREEAM Communities but did not have expectations as to how the project would score. It benefited our internal process by making sure we thought about the wider sustainability issues on a masterplanning level. [BREEAM Communities] got the dialogue going between different council departments that needed to input on this project including Highways, Heritage & Conservation, Transport, Environment, Planning Policy & Development Control, and others”.

The Bombay Sapphire Distillery and Process Buildings, at Laverstoke Mill in the south of England, are linked and closely related existing buildings that have been subject to major refurbishment. This has transformed a former Victorian Paper Mill into the new home of Bombay Sapphire Gin, which includes a visitors’ centre and bar. The five acre Laverstoke Mill is a complex site that includes Grade II listed buildings in a conservation area, a site of special scientific interest (SSSI) and a section of the River Test, which flows directly through the site. Central to the 2500m2 distillery are three still houses, which accommodate traditional copper stills that use renewable energy from a biomass boiler, photovoltaic array and hydro-electric turbine. The scheme was the first ever refurbishment project to achieve a BREEAM ‘Outstanding’ rating, anywhere in the world. It is also the first distillery to be BREEAM ‘Outstanding’ certified. Nik Fordham, Master Distiller, The Bombay Spirits Company says: “Sustainability is vitally important to Bombay Sapphire. It runs through all that we do, and has underpinned all of our plans for the distillery. BREEAM has kept sustainability high up the agenda and has provided a benchmarking mechanism that feeds into our corporate sustainability policy and key performance indicators. Fundamentally, we also believe building such a sustainable distillery makes financial sense, increasing efficiency and long term operational energy and water use savings, which is why we are heating our glass houses using recovered heat from the distillery and using our spent botanicals to partially fuel our Biomass boiler.”

Innovia is a 16,536m2 office building in Paris owned by SCI Chinon. It was built in 2009 and has been occupied by SNCF since early 2010. The building has several interesting features:

Large windows over all the vertical walls to provide occupiers with access to daylight and pleasant external viewsA restaurant with a partly glazed roof to improve daylight accessA green roof over the restaurantA large conference room to host various eventsAccessible balconies at every floor of the building giving occupants access to fresh air.

The asset underwent BREEAM In-Use certification to provide recognition of its positive performance, and to highlight the value of the operations and maintenance carried out onsite. Occupant comfort is the focal point of the maintenance regime in the building. The owner and occupier also believe BREEAM In-Use is a valuable performance index, which can follow the evolution of the building over the years.

The best performing categories under Part 1 (Asset) BREEAM In-Use are Waste, Transport, Health and Well-being. The high score under Waste was due to onsite waste segregation. The urban location and accessibility helped towards a high score under Transport category. For Health and Well-being, the building provides a canteen and several relaxation areas, and an increased access to daylight for all occupants.

In Part 2 (Building Management), Water, Materials Health and Well-being are the top scoring categories. High quality water equipment and the proactive maintenance in place scored highly. Site security is also a key issue, and the premises are protected by onsite security. Well-being of occupiers is monitored through a satisfaction survey, who benefit from regular and thorough building cleaning and checks of the fresh air rates.

Casa Batroun is a renovation and extension of an old sandstone 100m2 private family house, in the seaside town of Batroun, in the north of Lebanon. The objective was to double the existing surface area in an exemplary eco-friendly way, demonstrating that this is possible in a country where the tendency has often been to destroy old heritage and replace beautiful living spaces with characterless concrete high rise buildings. On their own initiative, the owners requested an eco-friendly house from project at the outset, and Casa Batroun achieved BREEAM Excellent certification (PCR certificate obtained in February 2014) in order to serve as an exemplary renovation in a country where sustainable construction is far from being standard.

Zenora-Noda belongs to a new generation of office buildings located in Issy-les-Moulineaux, one of the most active districts in France that promotes environmental responsibility.

 

The new building is part of the new highly sustainable eco-district named “Bord de Seine”. This district provides a harmonious mix of offices, residential buildings and local shopping, and provides home to the headquarters of large corporate companies. The office building is linked to public transport including RER, tramway, buses and cycle tracks.

Electronics giant Siemens recently unveiled the Crystal, a £30m project in east London that aims to promote sustainable urban development in the capital.
The structure, which stands on the waterfront at the Royal Victoria Docks, covers more than 6,300 square metres and takes its place as one of Britain’s greenest buildings, having been built to achieve top scores in both the BREEAM and LEED rankings for energy efficient complexes.
Inside is Siemens’ Centre of Competence Cities, a team made up of urban sustainability experts, as well as an exhibition on the future of cities across the world.
The mayor of London, Boris Johnson, was there to officially launch the building, and said, “The futuristic Crystal is a fantastic new landmark for London which has breathed new life into the historic Royal Docks.” and noted that “Siemens’ investment is a great boost to our ambitious plans to redevelop swathes of former industrial land in order to bring jobs to the capital.”

The hub of this summer’s Olympic Games, the Olympic Stadium in Stratford, is only five miles down the road from the Crystal, and the London mayor made reference to the successful games, saying that the new development is another step forward in east London’s “rebirth”...

Le long du front de mer « Royal Victoria Docks » dans l’est de Londres l’entreprise Siemens a inauguré un centre d’exposition. Une inauguration faite par le maire de Londres ainsi que par le secrétaire d'État pour les communautés et le gouvernement local. Ce centre d’exposition abrite une exposition sur l’avenir des villes à travers le monde. Pour tous, ce bâtiment est une infrastructure fantastique qui insuffle une nouvelle image aux docks de Londres.
Après les Jeux Olympiques, ce centre d’exposition dénommé Crystal va participer au renouveau de l’est de Londres. Une construction qui est inscrite dans les préoccupations pour l’environnement et pour une ville durable. Ainsi, l’intégration dans la planification urbaine du concept de durabilité et une moindre consommation en carbone sont d’une importance cruciale. C’est dans cette perspective que le Crystal accueille la conférence pour la planification de l’habitat urbain des Nations Unies.
