Baton Rouge Appraiser Photos From The Field – Walking Away and Rebuilding NICE

These are the some of the Greater Baton Rouge Home Appraisal photos from the field I’ve taken and or from late 2016 – interesting things an Appraiser sees during a typical day in Greater Baton Rouge. It seems like everyday I’m out in the field, I realize just how far reaching those August 2016 Great Flood waters reached 5.5 months ago…and wreaked havoc on our residents homes on mental state.

Some of the work I perform is for draw inspections where I have drive out to determine what percent of recovery construction has been completed. Some people I find are so exhausted and some reinvigorated. Some are losing patience over not being able to find cabinets and reliable contractors. However, the most encouraging and rewarding part is watching families rebuild their lives and then eventually move back into their homes.

Issues when dealing with a lack of permits:

1) Lenders & Appraisers: Here’s the bottom line. Some lenders don’t want to lend on properties with non-permitted additions. In short, a non-permitted area might have legitimate value in the market, but some lenders will tell appraisers NOT to give the space any value. At the same time other lenders are okay with value being given, but they want appraisers to show a few comps with similar non-permitted areas to prove the market is willing to pay for the space (that’s tricky to find).

Locally, Lenders generally will not allow Appraisers to add extra value for non-permitted additions. Lenders instruct Appraisers to verify IF an addition was properly permitted.

5 Red flags during a home appraisal that agents should be aware of by Tom Horn Birmingham Appraiser

MY COMMENTt: When a local Greater Baton Rouge home doesn't appraise, Flags 4 & 5 are the most common reasons with Flag 2 coming in at third. Enclosed porches, sunrooms or patios are generally NOT living area. And, REALTORS must know how to measure and actually measure the homes they're professionally representing for their generous commission (no copying old mls listings which may not be accurate anyway, not relying on old sets of plans where walls may have been changed, or simply guessing):  There should be a minimum standard of service on listing a home, which should include an accurate living area measurement! 


Flag #4: Sales provided to Appraiser by REALTOR from outside of neighborhood when there are great recent sales in the subject's immediate neighborhood


Flag #5: Agent has included non GLA areas in overall square footage when pricing the home when they should not have been included.


Flag #2: Contract price that is way above recent sales in the neighborhood

While my Appraiser Friend, Tom Horn SRA, writes this about the Alabama housing market (a Southern market), this is so very pertinent to our "Southern" Baton Rouge housing market.  I can give you example after example where "different" and "unique" have taken 2 to 4 times longer to sell and sold at discounts because it was just odd and sometimes just downright "Ugly".  When I say "Ugly", I 'm not just referring to my personal preference, I'm talking about buyers negative reaction to the MLS Listing.  In Greater Baton Rouge, "Contemporary", "Modern", Boxy "Cape Cod" and "Log Cabin" don't necessarily bring the highest return on investment. On the other hand, French, Country French, Acadian and even some Ranch appear to return highest return on investment.

This is why I believe the National Association of REALTORS Real Estate Radio Today recent podcast addressing "bubble talk" gets it wrong as well because they're just focusing on home prices ignoring obvious fissures within our economy, again being too micro focused.
 
This is the kind of chart I believe Phil Crawford (Voice of Appraisal) is talking about adding to appraisal reports to illustrate the problems in the U.S. Economy to address the "U.S. Macro Economic Troubles" we face! Appraisers tend to focus almost entirely on the micro markets we appraise in ignoring the obvious problems of our entire economy. Absolutely none of this below is sustainable forever!

When this "bubble" pops, talking about our U.S. Economy, not just housing, it won't be pretty and this is why Appraisers need to point out the larger picture within reports when it's potentially possible for a home to be worth X this year and less when bubble does pop. An appraisal represents an estimate of value for that exact effective date, not into the future.

When a home is appraised before it's 100 percent finished, generally a lender orders a "final inspection" prior to closing. A final inspection is a verification inspection to determine IF the home was built according to plans and specifications, if it's move in ready and if all mechanical systems are operational.
