"Some residents in the city of Central have paid thousands every year for flood insurance, but a new engineering study has found thousands of homeowners may not truly be in a flood zone.


All of this area at Sullivan and Wax coming down Sullivan towards Greenwell Springs Road is recommended to be taken out," said David Barrow, with the city of Central, looking over one of the map panels."

This is good news for some Central Residents and possibly for Central home values.  After all, if a home all of sudden doesn't require several thousand dollar flood insurance expense, over time and future sold properties may reveal higher sales prices.  Smart Home Buyers do look at the added expense of flood insurance over time and try to avoid buying in a flood zone.  An $1,800/year flood insurance bill could add $150/month and $54,000 over the life of a 30 year mortgage.

In my opinion, Central Thruway opening on Thursday Will Be A HUGE IMPROVEMENT and cause real estate expansion into the second best public school district locally!  For decades, Central was just a poorly designed road system with no direct route.  To get to it from North Sherwood Forest, one either had turn right or left and drive for miles before heading north to drive into Central.  This Thruway will really mainly aid those  on the east end of EBR gain faster access into Central.
