Supply of homes for sale in the more in demand zip codes are in short supply.  Comparing first quarter 2012 versus first quarter 2013, median sold price is up 5%, number of sold properties is up 13%, number of under contract properties is up 26%, average months supply of inventory is down -28.0%, number of for sale properties is down 5%, number of expired properties is down 15%, and average days on market is down 3%.

Baton Rouge home prices rise in October - BusinessReport.com


Single-family home prices in Baton Rouge, including distressed sales, were up 2.7% in October compared to the same month last year, according to a new report released this morning by CoreLogic. Excluding distressed sales, year-over-year home prices were up 4.4% in Baton Rouge in October. Louisiana as a whole posted even greater increases in October, with home prices up 6.5% compared to a year ago, including distressed sales. Excluding distressed sales, the state saw prices rise 7.9%. Louisiana was among 45 states posting an increase in home prices in October, according to the report.

Five Reasons Home Prices Have Been Rising


Baton Rouge Appraiser NOTE: This is a national article and part of these 5 reasons may or may not apply to Baton Rouge Real Estate. "Some" local housing news has been positive and some is not.  The Baker market is still struggling with Foreclosures.  Subdivision s like Park Forest, Monticello and Sherwood Forest are still struggling with Foreclosures.  On the other hand, the more popular markets around the Mall of Louisiana and Perkins Rowe are performing excellently.  


Home prices rose by 0.1% in September from the prior month and by 3.6% from one year ago, the largest such gain in six years, according to a report released Monday by Lender Processing Services.


Compared with one year ago, prices are up by 17.7% in Phoenix, the largest gain among the nation’s 40 largest metro areas. Other cities with notable year-over-year increases include Detroit (11.7%), Las Vegas (11.5%), San Jose, Calif. (11.3%), San Francisco (10%), and Sacramento (8.3%).


Among the top 40 metros, only a handful have posted year-over-year declines, led by St. Louis, which was down by 4.1%. Bridgeport, Conn., was down by 2.3%, while Chicago (-0.5%) and Cincinnati (-0.1%) also posted declines......

Understanding Baton Rouge Home Appraisals in a Seller's Market

This is a new video I found on YouTube that I wanted to share.  YES, it's from an Agent in Alexandria, VA.  However, I totally agree with the advice "Rot" is offering - to remain extremely flexbible during the home sales Appraisal process.  Some homes don't appraise for the Purchase Price.  YES, there are still some homes NOT appraising for the Purchase Contract in Greater Baton Rouge...this just happened this weekend on a report I completed.  The major reason this does happen is because the home was listed above obvious, well established market support without any recent sales to show or prove it's a hot sellers market and the Appraiser should adjust upward 5% based on such comps.  Appraiser must use market proof  in order to make increasing markets adjustments.  If there were any seller's markets in Greater Baton Rouge righ now in September 2012, they might be in Areas 52 and 53 along Highland Rd and not far from Perkins Rowe.   


From YouTube: "What is an appraisal and why should we care? Appraisal are used by lending institution/banks to determine value. They are mostly used when your trying to buy or refinance a home. They are done by third party vendor to unsure there's no outside influence and the appraisal value is a true and honest number. We re talking about appraisals because in the DC metro market we are seeing a shift in how these appraisals are affecting the overall market. The current DC real estate market is very low in active listings. Buyers are forced to compete for homes and that competition drives up the prices. The problem that we are seeing is the appraisals aren't reflecting the shift in the overall market thus we are seeing low appraisal more and more. Sellers should be aware that just because you receive price over your list price, your sale and price are contingent on the appraisal. Buyers should also be mindful to keep their appraisal contingencies in the contract and know that even if they have to make a higher offer they are protected by this appraisal."
