Some good tips. The one I find overlooked most is the Image file name. Many people use an image straight of their camera with a file name like DSC001.jpg It is a job of seconds to give it a relevant file name eg Dog-Walking-In-St-James-Park.jpg and then you have an image which can be understood by the search engine and also one you will be able to identify easily when you look in 6 months time.

If you live in the Bay Area, chances are you’ve heard about the income gap ad nauseam. Thanks to some maps from the United States Census Bureau, now you can really visualize the region’s transformation over the last decade or so — and yes, it’s dramatic.

The most noticeable changes are in San Francisco itself, as you might expect. In 1990, only three neighborhoods (or “census tracts”) had more than 45% of its households with incomes over $150,000. In 2012, the year with the most recent numbers, that number jumped to nine.

Almost every neighborhood in the city added a substantial number of +$150,000 households. The 2012 numbers show that only a few small outposts in the Tenderloin, Bayview, Hunter’s Point, Lake Shore and Visitacion Valley have 10% or fewer households that make over $150,000. Every other neighborhood in the city has more than 10%.

In the East Bay, wealthy households climbed dramatically in the Lamorinda – Danville area from 1990 to 2000 but decreased in the 2012 numbers.

Finally, Marin County went from wealthy to wealthier, although the area around Marin City actually went down, from 11.1% to 8.2%.

San Francisco new condominium prices fell 1 percent in November 2014 from the previous month, according to the Condominium Pricing Index released today by The Mark Company, a leading urban residential marketing and sales firm.

The Mark Company Condominium Pricing Index for November was $1,163 per square foot, which is 15 percent higher than the previous year.  New construction inventory was down 10 percent from last month, but more than 500 percent higher than a year ago due primarily to the addition of Lumina in the Rincon Hill neighborhood.  There are now a total of 820 new condominium units available in San Francisco.

“In San Francisco, 2014 is shaping up to be a banner year for new condominium sales,” stated Erin Kennelly, senior director of research, The Mark Company.  “Despite approximately 1,700 new condominiums brought to market, demand has remained strong, and extremely low resale inventory is likely to fuel further price increases in 2015.”

The Condominium Pricing Index, part of the firm’s monthly Trend Sheet (available at www.themarkcompany.com), represents the price per square foot of a new 10th floor, 1,000-square-foot condominium.  It is based on recent sales data, and uses a proprietary quantitative method to measure trends in market demand.  It tracks the value of a new construction condominium without the volatility of inventory changes.

The Mark Company Penthouse Pricing Index, which applies the same methodology to a new 30th floor, 2,000-square-foot condominium, was $1,996 per square foot in November, down 1 percent from the previous month but 15 percent higher year over year.

The condominium price per square foot was $928 for resales, up 8 percent month over month, according to The Mark Company Trend Sheet for San Francisco.  In addition, there were 201 condominium resales in San Francisco in November, 203 active condominium resale listings representing one month of inventory, and 121 pending condominium resale listings, the Trend Sheet found.

Available units include 496 residences at Lumina in Rincon Hill, 167 residences at Summit 800 at Lake Merced, 53 residences at Vida in the Mission District, 29 units at Mission at 1875 in the Mission District, 19 units at Park Lane in Nob Hill, four units at Thirty Five Dolores in Mission Dolores, and three condominiums available at 870 Harrison Street in SOMA.
