Advice about purchasing a second home — like the Vacation Home Tip Sheet below – kind of reminds me of a horoscope; it includes common sense rules that could apply to any buyer and any home. My list of important criteria for buying the perfect Texas beach home is a little different, and it goes like this:

1. Love something about the area where you are considering buying a second home. To buy, use and maintain a vacation home, there has to be a compelling reason and an emotional attachment that keeps you coming back year after year. Otherwise, it’s not worth the hassle even if you can rent it to cover the mortgage.

2. Buy in an area close to your primary residence or family. The bulk of second homes are within two hours of buyers’ primary residences.

3. Know your second hometown well enough to pick out what we at Texas Beach Homes call “the lifestyle area” that best suits your needs. Take the time to dig into each neighborhood before you plunk down your money. Sometimes homes in your preferred area aren’t frequently available so you’ll have to be patient and work with a local realtor to spot listings when they come up.

4. Stay in the area with your family and see what it’s like to live there during the season when you plan to visit. Are the people friendly? Is the ambience conducive to relaxing or adventuring or whatever is your purpose for getting away from your primary home?

And, of course, follow the tips in the Vacation Home Tip Sheet. But first, make sure you have love, proximity and the right lifestyle area for your new beach home.

2015 Profile of International Home Buying Activity Highlights - YouTube

NAR Chief Economist Lawrence Yun talks about highlights of the 2015 Profile of International Home Buying Activity. Chinese are buying!

Approximately 209 thousand houses are estimated to have been sold to foreign buyers over the time period, approximately 4 percent of total Existing Home Sales.


The total foreign sales dollar volume is estimated at $104 billion, approximately 8 percent of total Existing Home Sales dollar volume.
Foreign clients paid on average nearly $500 thousand for a house, compared to the overall U.S. average house price of about $256 thousand.


Sales to foreigners are split between resident and non-resident purchasers. Resident foreigners may be in the U.S. for business, educational, or other purposes. Non-resident foreigners are typically looking for a vacation or investment property.


Five countries accounted for 51 percent of purchases by foreigners: Canada, China, Mexico, India, and the United Kingdom.


Although foreigners purchased property nationwide, four states accounted for 50 percent of international sales: Florida, California, Texas, and Arizona.


The percentage of REALTOR® respondents who reported working with international clients in the 12 months ending March 2015 increased by 7 percent over the previous year.

Facts from the 2015 Investment and Vacation Home Buying Survey about buyers of vacation beach houses.  One-third of vacation buyers plan to use their property for vacations or as a family retreat, 19 percent plan to convert their vacation home into their primary residence in the future, and 13 percent bought for potential price appreciation; the same share purchased because of low real estate prices and because the buyer found a good deal.

Vacation home sales boomed in 2014 to above their most recent peak level in 2006, while investment purchases fell for the fourth straight year, according to an annual survey of residential homebuyers released by the National Association of Realtors®.


NAR’s 2015 Investment and Vacation Home Buyers Survey,* covering existing- and new-home transactions in 2014, shows vacation-home sales catapulted to an estimated 1.13 million last year, the highest amount since NAR began the survey in 2003. Vacation sales were up 57.4 percent from 717,000 in 2013.

Here is an updated list of state drone laws, Texas law allows for drones to be used by ‘a Texas licensed real estate broker in connection with the marketing, sale, or financing of real property.’

They say everything’s bigger in Texas and that seems to apply to drone regulation.


In 2013, the state enacted HB 912, an omnibus bill that identifies 19 lawful uses for drones.


According to Texas Monthly, the bill contains provisions that fly in the opposite direction of most other state laws in that it opens a wide gap for possible law-enforcement abuse – identifying a “long ‘non-applicability’ section (38 exceptions)” for policing agencies.


The report adds:
“None of those are quite as depressingly hilarious as a Texas law that’s designed to protect oil pipelines from being photographed by environmentalists while allowing for law enforcement agencies to survey citizens based on a legal standard that’s only one step up from a hunch,

but our law at least also allows for drones to be used by ‘a Texas licensed real estate broker in connection with the marketing, sale, or financing of real property.’”

The Federal Emergency Management Agency (FEMA) launched a National Flood Insurance Program (NFIP) call center pilot program to serve and support policyholders with the servicing of their claims.


Flood insurance claims can be complicated, and policyholders may have questions in the days and weeks following a disaster.

Michael Stuart's insight:

The NFIP call center is reachable at 1-800-621-3362, and will operate from 8 a.m. to 6 p.m. Monday through Friday.


Specialists will be available to assist policyholders with the servicing of their claims, provide general information regarding their policies, and/or offer technical assistance to aid in recovery.

For those who prefer to put their concerns in writing, a “Request for Support” form is posted at www.fema.gov/national-flood-insurance-program, which can be filled out and emailed to FEMA-NFIP-Support@fema.dhs.gov or faxed to 540-504-2360.

Atkins Group will work to convince the world to visit South Padre Island.

Atkins says tourism promotion today is generally geared to millennials, since older people generally have settled on their favorite travel destinations.  And Atkins says today's 18 to 35 year old is a different kind of customer when it comes to travel.

Michael Stuart's insight:

"They're looking for very unique experiences," he said.  "That could be something in highly active sports, water sports kinds of things, extreme sports."

 Atkins says Millennials are also interested in something that South Padre Island and the Laguna Madre can easily offer eco-tourism.  He says today's tourists may be more interested in seeing a coral reef than with sitting in the sand drinking a beer.

  •   He says since Millennials are less likely to have kids than their Baby Boomer and Generation X predecessors, he expects destination marketing to focus less on kids' activities.
  •   Then there's the matter of the way the message is delivered. Atkins says his campaign will focus on mobile devices, because today's customers are much more spontaneous than those in previous years.
  •   "They are making decisions not only about the destination selection, but about the hotel and condominium property, even while they're traveling to the destination."
  •   South Padre Island is routinely voted one of the top beach destinations in North America, due largely to its miles of sandy beaches and its distinct lack of commercialism.  It is also a major Spring Break destination.


  Atkins says he has already begun to work on a plan to deal with what is likely to be his number one challenge.  With politicians like Donald Trump spreading the misinformation that South Texas is somehow more dangerous than other places.


Clearly these guys are not from the Island and have no clue.

NewCoast Properties has broken ground on a luxury beachfront community on Bolivar Peninsula that was stall amid Hurricane Ike.

Brad Ballard, founder of NewCoast Properties, plans to develop 35 homesites at Seagrass Beach, located on 33.5 acres off SH 87, about 11 miles west of SH 124 southeast of Houston. The gated home lots, which average a little more than an acre, are priced from the low $200,000s. The luxury community will feature unobstructed views of the Gulf of Mexico and several high-end amenities, including an 18-foot-tall elevated pool with six cabanas, a beachside fire pit, four manicured lawn areas and a stocked fishing pond.The project has buyers lined up, and lot development and amenities are expected to be finished in the next six months. NewCoast Properties also acquired nearby Laguna Harbor from Crown Team Texas LLC and plans to add a full-service marina, fuel and restaurant.
