This 5,300 square-foot family home was built in the 19th century, yet with the exception of a few old beams, it's now made of plastic. Plastic would also be a great exterior finish material for the Texas coast?

Why plastic?

 

The bills are lower and the environment is happier.

 

The translucent panels that coat the exterior actually make the house extremely energy efficient. They're filled with insulation that locks in warm air in the winter and allows cool air to circulate in the summer. The roof is also colored light grey, so sunlight reflects off of it.

 

Is Plastic a great exterior finish material for the Texas coast's salt water air and sun?

Most new business models and companies promote reduced costs and enhanced services, meaning the race is on for incumbents to maintain their value proposition. Real estate industry leaders don’t resist change or struggle to adopt new technologies, but the masses do. Fragmentation slows down change.

Key players within the industry are pivoting in response to change and the threat of more. For example, major franchisers Realogy, RE/MAX, and Keller Williams all cut sweetheart deals with Zillow to secure consumer traffic.

 

Powerful realtor associations like the National Association of REALTORS (NAR) and the Houston Association of REALTORS (HAR) have led industrywide transformations.

For instance, HAR introduced Drive Time, a new feature that allowed users to search for homes based on their commutes. CAR has led the way in the automation of online forms and contracts, and NAR recently announced an initiative regarding transaction management platforms.

Where Real Estate Goes From Here

This revolution is causing the industry to shift away from the mom-and-pop structure and more toward a few global brands dominating the industry. 

Whether these billions of dollars in VC investment will redefine the process or simply restructure the players remains unclear. But companies that have dominated the realm for approximately more than half a century now must confront unprecedented change.

Video Experience the Expanded Panama Canal

The largest infrastructure project since the waterway’s original construction, the expansion will create a new lane of traffic along the canal through the construction of a new set of locks, increasing the waterway’s capacity. The new locks will have three chambers, water-saving basins, lateral filling and emptying system and rolling gates.

The Texas coast benefits greatly from the expanded canal as the largest ships have to go to California now to avoid having to steam around South Amercia.

Let's see how other spring break towns act:

 

Gulf Shores, Alabama, has banned alcohol on its beaches for the remainder of spring break, meaning effective immediately.

From AL.com: "During a special meeting on Friday, the council unanimously adopted an ordinance to prohibit the possession or consumption of alcoholic beverages along the entire Gulf beaches within city limits. The ban is in effect through April 17.

Gulf Shores Mayor Robert Craft spoke previously about such a ban, saying excessive alcohol consumption was becoming a problem.

“The city has a responsibility to protect the health, safety and welfare of our residents and visitors and an obligation to protect the reputation of the city as a family-friendly destination,” said Craft. “In order to keep spring break in Gulf Shores a safe environment, it is time we take action."

 

Panama City Beach, Florida, made national headlines last year by announcing a similar ban for spring break 2016. The news was ill-received by [removed] college students planning to destroy the PCB beaches this year.

Modular homes built are so much stronger than site-built homes that FEMA recommends modular construction in extreme weather areas. Find out why!

FEMA has observed that “relatively minimal structural damage was noted in modular housing developments.” It credited the building style of modular homes because the module-to-module construction provides an “inherently rigid system.”

 

Despite 131-155mph winds of a category 4 storm, FEMA reported that modular homes “performed much better than conventional residential framing.”

 

The general impression on modular homes has increasingly been for their affordability, but also for their superior construction quality.

 

This is due to a few major factors:

  • access to superior quality building materials,
  • construction in a controlled environment,
  • factory-quality inspections,

 

and the need for each module to be so structurally sound that it can survive the trip over highways.

According to Port of Galveston Director Michael Mierzwa, nearly 1 million passengers will cruise from Texas in 2016 — a whopping 30 percent increase since 2014. The ease of driving right up to the curb in Galveston, dropping off your luggage, parking onsite and sailing off into the sunset (margarita in hand), is priceless. [...] it sure beats hassling with airports.

 

Some hotels offer complimentary shuttle service and parking for the duration of your cruise if you overnight with them.

Four Texas metro areas together added more people last year than any state in the country except for Texas as a whole.

Four Texas metro areas collectively added about 412,000 people. Texas as a whole gained about 490,000.

Eight counties drove Texas’ metro area growth and were among the 20 counties nationwide that gained the most population between 2014 and 2015. All together, they added 306,736 people:

 

The Dallas metro area contained four of these counties: Tarrant, Dallas, Collin and Denton. The Houston metro area included two: Harris, which led the nation by gaining more than 90,000 people, and Fort Bend.

Bexar, in the San Antonio metro area. Travis, in the Austin metro area.
