Geometric Inspiration + Green Building: Taiwan's Zero-Carbon Swallows Nest | Sustainable Real Estate | Scoop.it

Taking inspiration from a geometric möbius strip, architect Vincent Callebaut has designed an impressive new building for Taiwan's Taichung gateway park.

 

The Swallows Nest's form starts out with a triangle that is then rotated around an elipse. Reaching a height of eight-stories, the building will house shops, cafes, and an "endless patio" which opens up into the park and is found in the center of the structure. It will host a variety of art within the many interior galleries.

The Swallows Nest also features various eco-friendly features. The undulating roof will have a number of solar panels attached to it, while the building's glass construction allows for natural light to enter. Three vertical gardens are found in the park's center, with one at each arched entrance. Most impressively, there will be continued efforts to make the Swallows Nest a zero carbon emissions structure.

Other cities should develop a similar program to adjust their building codes to allow developers to build more sustainable buildings. Seattle has done an amazing job to recognize the need for sustainable buildings and the advantages these buildings will provide in the future.

"Don't let the food go to waste" is a typical old saying, but more commercial building operators have been taking this to heart and walking the walk recently.

 

Some operators are using compost systems to not only reduce food waste and dumping costs, but also to improve their LEED building scores. Other operators are using anaerobic digesters to convert the food waste into electricity, methane and fertilizer.

Completed almost one year ago, the government building is India’s firstnet-zero energy building.

Phoenix, AZ is striving to find ways to make the city more accessible with their light rail train system.  The city is also redeveloping some of their roads to encourage citizens to walk and use bicycles more frequently.  This is an interesting trend for the future, and I wonder if other cities will incorporate some of the same strategies to decrease the use of cars in their city.

The Federal Government is striving to build sustainable buildings and find ways to conserve energy for the future.  The US Coast Guard headquarters is the latest government building to be substantially built and receive a LEED Gold Certification. Hopefully, this will continue to spark other companies and local governments to build more sustainable buildings going forward.

For the first three quarters of 2014, more than one third (36 percent) of the new electricity capacity built out in the U.S. came from solar systems, according to a new report from the Solar Energy Industries Association.

With over a million Australians having already installed solar rooftop panels, demand for fossil fuels in the country have gone down 13% over the past four years. By 2020, it is estimated that 90% of commercial buildings and 75% of residential buildings in Australia will have solar rooftop panels.  If other countries follow suit, this would be a huge leap forward for sustainability.

Imagine charging your solar vehicle from the road or parking lot you are driving on, or drawing power from a solar paneled sidewalk. Solar Roadways has secured a two-year $750,000 Small Business Innovation Research contract with the Federal Highway Administration (FHWA) and is in phase 2 of its prototype, so hopefully this can become a reality someday.

Just 2 percent of Houston’s 571 Class B buildings have LEED certification from the U.S. Green Building Council, according to CBRE Group Inc. However, one classic office building downtown shows the benefits — and financial payoffs — of going green.

Becoming LEED certified could be a great strategy for Class B office buildings to compete with Class A office buildings. It increases the value of the building, saves the building money on energy costs, and it helps the building attract new tenants in the future.

Owners of property have seldom led the way on sustainability but rather been pushed by occupants.  Now we see investors pushing investment advisers.  Some investment advisers have wrongly assumed that paying attention to sustainability and social responsibility was a cost with little return.  This is wrong.  Generally it means a longer economic life, greater efficiency and productivity for occupants.  Finally the institutional world is getting it.

This is a fascinating new development project in Perth with construction starting in mid-2015. Residents will be able to rent one of the two communal electric cars or one of the 20 communal bicycles. I wonder if this is the model for new apartment buildings in the future.

While the concept of a Net Zero Energy building may seem like a far off reality, the fact is that NZE buildings may eventually, albeit slowly, become the standard for which all new construction is based.  In fact, in 2013 Walgreens introduced what is considered to be the nation's first Net Zero Energy retail store in Evanston, Illinois.

Although retailers may need to adjust their building design to accommodate sustainable components to achieve Net Zero Energy (NZE), it will be worth in the long run in terms of cost savings.
