A Florida firm hired a broker to sell 24 rented River North condos it bought in bulk after the bust. “This will be one of those deals that will let us know where we are in the cycle,” says one observer.

This is consistent with my research and 'boots on the ground' experience. The current recovery may be turning the corner. Stock prices are over blown. Rents are too high and the market will correct itself. The question is when. The answer is sooner than you may think.

With fewer people getting married and settling down after college, business is good for Sam Zell, one of the biggest apartment landlords: “The American Dream is freedom, not a house.”
Jim Gramata's insight:

Some very important points made by billionaire Sam Zell here in Chicago. Millennials are not interested in rooting down which is consistent with what I am seeing in the residential real estate market.


Rental rates continue to grow and because of a larger rental pool this should continue into the near future barring economic downturn. I do share the concern that the downtown market is being overbuilt and that will at some point in the near future see a significant downward correction. 


And finally the multi-family market (both multi-unit and mixed use) is still a booming sector for investors with very good long hold asset prospects here locally and across many other cities in the US.
