Agents provide local knowledge

Agents are a wealth of knowlege about the local area

Dave's insight:

Although real estate agents play a significant role in a number of ways, one of the most important, is their knowledge of the local real estate market.   In fact, it can be just that knowlege that knowlege combined with knowledge of their clients that give the agents the greatest relevance.

Of course this local knowlege is especially beneficial to a client is from another are of the country, but it is also beneficial even for clients from the same city.  For example, a real estate agent may know of a zoning regulation that may impact expansion of a home that even a local resident isn't aware of.

The problem for the agent is how to communicate this knowlege most effectively to each client.  This is where the agent needs a variety of tools and techniques.  The best technology is important, but not as important as the relationships that agent is able to develop. If the agent has built trust with the client, the client will seek the agent's advice not only on local information but also on a variety of other areas.
