The new GBRAR "Skinny Report" video on Q3 2013 was published yesterday and has good new for our housing market.  I'm all for good news and 2013 is certainly better than prior years!  However, their good news isn't spread evenly throughout ALL of the Zip Codes in East Baton Rouge and in fact, some zip codes are experiencing their lows in 2013 since some Big Banks decided to wait to take foreclosures in bulk until 2012, 2013 and will be gradually taking them into 2014 and beyond. 


DSNews has a new report about the uneven national housing recovery, see the red dsnews.com link above.  I certainly see this in our local market in the weak zip codes of 70714 Baker, 70807 Scotlandville, 70811 near BTR Airport, 70812 Glen Oaks, 70814 Park Forest / Monticello, Some of 70815 both above Florida Blvd and below Florida Blvd, and 70819 Stevendale. NOT ALL OF BATON ROUGE REAL ESTATE IS SHARING IN OR EVEN A PLAYER IN THIS GOOD NEWS! 


HOW'S THE MARKET?  ANSWER DEPENDS UPON ZIP CODE AND SUBDIVISION - THERE IS NO ONE SIZE FITS ALL ANSWER FOR BATON ROUGE!


If someone asks, "How's The Market?", the answer depends on Zip Code and Subdivision.  For example, the Park Forest market is not even remotely comparable to Oak Hills market in 70810.  Neither is the Baker 70714, currently near market lows, housing market even remotely comparable to the Zachary 70791 housing market just 3 miles north.  While southeastern MLS Area 43 is the choice for many buyers in Baton Rouge, the zip codes above are not exactly and this represents buyer's choice and the aging of these markets. It's the reason Zachary and Central annexed into their own governed Communities with better schools and why Western Livingston Parish and Northern Ascension Parish are still growing - better choices.
