In Alabama, a commercial building with a multifarious past begins a fresh chapter for a young family after a modern renovation.

Love, love, love....contrasting to the student apartments around Auburn University, this industrial space was built in 1920 as a mercantile space in a thriving African-American neighborhood during segregation.The building has since hosted several pool halls, a barbershop, a Baptist church, a few cab companies, several restaurants, and, rather dubiously, a “fish shop.”

 

When the Hills purchased the building, they were unaware of its backstory —it was merely a termite-infested plumbing storehouse with a promising brick-and-concrete exterior. “During construction our neighbors kept coming up and sharing stories about getting their hair cut here, or eating here when it was a cafe,” David says. “We realized we had to be a little more careful. This thing had a life, a more interesting life, than we had ever imagined. We kind of stepped back a little bit and didn’t do some of the architectural moves that we originally thought we were going to do.”

 

The story is very interesting and the journey of renovating this building had some important messages for anyone taking on a project like this.

The young Brazilian architect Guilherme Torres chose to live in a small studio in Londrina, Brazil. The place would lodge an artist’s painting atelier and was under redecoration for over 10 years by the architect himself. The present project came to life due to several problems found in the building such as electricity mains and rewiring, wall cracks and seepage. This home  is visually a  contrast between the massive concrete walls and furniture and the interesting textural, colorful elements of fabrics and accessories. "The design was inspired by Paulo Mendes da Rocha, a Brazilian architect who won the Pritzker prize in 2006 and famous for exploring the Brutalist Architecture, in which the architecture functional mechanisms such as hydraulic and electrical pipes are at sight. Modern and avant-garde, the whole building cost approximately U$ 6,000.00 and the low cost is due to its simplicity in architectural solutions."

Easily found items such as metal-clad doors and industrial sinks for the kitchen contrast with the building’s brick exterior, playing modern against historic. Large, off-the-shelf industrial windows let light into the space, open up the interiors, and help the building relate better to the out-of-doors. Using ready-made fittings saved on budget, too.

Unlike many homes, inside this one, skateboarding and floor hockey are a-okay: For kids, that’s the stuff of dreams. For parents, on the other hand, indoor sports could be the very definition of mayhem—but in this Chicago house, it also makes for peace of mind.

 

Miller/Hull Partnership, an architectural firm based in Seattle, was selected for this project. Their portfolio and philosophy is impressive.

Wonderful kitty, great space....intro: a chemical factory during World War I, now a fully residential building, the space maintains its rugged industrial elements in its utilitarian flooring (sheets of glazed plywood), the large metal beam bisecting the main living space, and the industrial strength steel doors.

"The space already had the great bones ...Old workbenches turned into a classically striking kitchen island, paired with new countertops and striking new elements. Villefranche Sur Mer, France on the French Riviera

The water cleaning station dates back to the early 1900's and was in use until the 1970's. The exposed pipework is evident all around the home and the giant metal artifacts contrast sharply with the elegance of the contemporary furnishings.

This is a very interesting conversion of a space with extreme industrial elements. It is anything but "raw" even the huge pipes have a beautiful sculptural appearance in this setting. The water cleaning station dates back to the early 1900's and was in use until the 1970's. The exposed pipework is evident all around the home and the giant metal artifacts contrast sharply with the elegance of the contemporary furnishings. The modern furnishings and wonderful minimal use of accessories make this space quite memorable. Check out the bathroom...probably my favorite room. Designer: Bernadette Jacques

This is an interesting collection of industrial loft spaces, a few that we have previously seen and many new ones to view. My personal preference is to maintain a strong connection between the original vibe and textures of the space while creating a home appropriate for modern living needs. Some of the lofts are too sweet and decorated for my likeing but I am a sucker for variety. Looking at all these differing approaches helps me to define my own unique point of view.

Clearly, this is a very raw space!  Located in Randwick, New South Wales, Australia, this space was used as a shed/factory. Influenced by the city of Tokyo where land is scarce and buildings are designed to fit onto very small parcels, the owners set out to design a new building within the fabric of the old factory that responded to the  natural attributes of the building – Freestanding and north facing on its longest side, a double-height open interior, a rear lane, and the opportunity for vistas over established neighbourhood gardens.......this story is a great example of another extraordinary conversion......

Visit the home of Nadine and Matthieu, a duplex apartment in the Canal Saint Martin quarter (10th arrondissement of  the Paris).

This home has many raw elements, combined with a very creative and refined taste level.

When Matthieu was interviewed by Flodeau he gave a wonderful response to the question:

What you like least in interior design today ?

The whole ‘trendy-trends’ phenomenon that floats above decoration and interior design   – it seems a lot of people improvise themselves as professional decorators or interior designers. Most of them lack in originality and merely duplicate what’s fashionable. There is no spirit or soul in what they offer. To me, interiors have to tell stories.

Your best decoration advice ?

Do things for yourself and not for the others. Don’t try to copycat interior design magazines. At the end of the day, you’ll never feel better than in a home that reflects who you are !!

The talented partnership of Amy and Brandon Phillips created an inspiring renovation on a 19th Century Factory for a living and work space. We love their philosophy of embracing and showcasing the inherent features of this standout architecture.

 

"The couple’s large two-bedroom flat is composed primarily of stained heart-pine floors, mottled worn-brick walls, and enormous metal windows set with blue-and-white safety glass. It’s a testament to the richness of well-placed, delicately finished found materials. "

 

The kitchen and the bathroom are standouts!

"Like many design lovers, he started young, drawing floor plans and making houses for his Smurfs from shoe boxes while growing up in Seattle. Now, living in a former warehouse in Brooklyn, his decorative instinct is to casually great pieces. “I really feel comfortable here. I’ve collected and let that collection say something about myself,” says Alhadeff. “I’ve never treated my house as an interior-design project or felt I needed to justify my belongings.”

Living in ItAt the Future Perfect, David Alhadeff sells advanced coolness. In his rehabbed Brooklyn warehouse home, he’s surrounded by it.

I have my doubts about the images being from the same converted space, having said that, they are great photos each on their own. What I adore is the marriage of industrial pieces with antiques, and clean finnished wood with highly textured walls. I also appreciate the interesting accessories in the room.

 ...his strong connection to nature has always manifested itself in a river of bunny love flowing through the majority of his creations..... 

Of the interior, Kawahara retained the 17th Century arch and the hardwood floors, and filled the apartment with an eclectic array of objects and furniture that stylistically span genres, and eras, dispensing with traditional Japanese austerity to create a rich and vibrant treasure-trove of the things he holds dear.....

We really like the joyful exuberance and whimsy and of course his rich saturated color pallete.

This large apartment loft in Barcelona gets a massive renovation that incorporates the original building details along with modern conveniences.
ParadigmGallery's insight:

Innovative lighting...cool interpretaion....Each space, or vessel, has a customized lighting system above it indicating that space for a specific use. They call them “Lighting Carpets,” used much like a floor rug, to warm up each space and to define it.

 

The walls and ceilings were taken back to their original brick form, leaving electrical work exposed. It adds to the charm.
