Windows and other primary functional areas of a house attract my time and attention when I value a property for either the Buyer or the Seller.


I am most happy to promote the properties where owners have demonstrated over the years that they've maintained the integrity of the house as a whole.  This becomes win-win - as a home of pride and comfort, and as a property that will garner the better price! When a house presents as well looked after, then the risk of conflict in the selling process is greatly diminished.

Canada's national housing agency has increased the cost of insuring mortgages for homebuyers who make down payments of less than 20 per cent.

This is so true for all of us!  Even more so if we are new to a country or culture.  I laugh because I remember a colleague's story:  while being entertained by Japanese businessmen at a highly liquored dinner, he stood up and announced "I kill cats".


The ladies present started to giggle quietly with heads down once they realized the humour of his error.  He was trying to express thanks to the hosts.

Where do I start?  Maybe with the fact Mr. Van Dyne is principle of a software company called iGOfsbo.


While the way of viewing "product" has evolved the real value proposition of strategy, pricing, context, and contract knowledge, remains.  Arguing transparency, efficiency, and cost savings is not supportable.


If a Realtor only provided (and a customer only expected) a find and show service plus the "human touch" then we've made some progress using internet advertising.  But then non-experts don't know what they don't know and that includes really finding all suitable properties and vetting the falsley-advertised along the way.


There has always been advertising - it's just moved to the internet and away from Saturday newspaper.  Successful sale of property (or purchase) has way more moving parts than the advertising component.

When was the last time you researched customer segmentation for your business? When was the last time you reviewed your customer’s decision journey?

Constant awareness and action to find and respond to constantly evolving consumer touch points is critical.  This article although lengthy puts this back on the front burner, and gives good examples that make the point.


Near the end they talk about a need to be customer centric and innovative to introduce new business models.  My businesses have always been this kind of culture, and interestingly have found I'm challenged the most by the "prospective customer" response to my innovations in real estate practice.


The frame of reference for customers of real estate transactions is so strong, that innovations for their benefit (at least in the service model) are not easily grasped.  They truly seem to need to experience it first hand before it's understood.


So my lesson learned is one can not force the speed of adoption but it is organic.

All I can say is WOW...how did this ever get this far!  When I reflect on the due diligence I do for my clients on a lease, which is actually more than on a sale, I shake my head what an unrepresented person can be exposed to...and don't even see it coming.  I really feel her frustration.

I just wrote an article in my print newsletter about huge energy savings for one homeowner I know because he installed Low-E coated, argon gas filled, double glazed windows.  So I was researching current grants for energy efficient upgrades - voila! - here is one for your furnace and air conditioner.  Up to $650 in grants and of course real energy savings if you are replacing old units.

How can we get students more engaged in units of study? What if we design our class so that they have ownership from the beginning of the unit? This post explores this issue, and although the focus is on social studies you could use the same steps in other curricular areas. What are the steps?

1. "Partner students and have them do a speed search on the topic." What can they find in 12 - 15 minutes? Let them generate a list of interest.

2. "Decision by debate." Change partners. Allow them 3 minutes to discuss and rank the topics by interest.

3. "Main characters." Switch partners again. In history you might be looking at key individuals, or key battles in a conflict.

There are five more steps that will help students learn to collaborate, analyze perspectives, co-create with you (as the teacher your job is to  make sure that all key areas are covered and help create the framework as well as providing additional input where necessary), and more.

This type of process allows the students to be engaged and have their voices heard from the beginning....a win-win situation in the classroom.

Rabia Khedr who has inspired so many with her intellect, humour, and leadership capabilities has set her sights on a new challenge.


This is an inspiring story in itself of municipal change in leadership for Mississauga.  As a grass roots candidate she challenges conventional wisdom on novice campaigners.  But I think she is well schooled in challenging and tweaking conventional wisdom.


One of her most significant statements in this article that illuminates such a remarkable person is a comment on herself...


"All those identity markers make me a whole person". "I want you to hear me before you see me".  And as she comments in this article, diverse experiences and identity markers add value to discourse.


To me she is a very impressive candidate.

I've always found this to be invaluable, and when coaching others referred to it as "going to the mountain".  It meant isolating yourself from others which supports your ability to think clearly, seeing the big picture, and ultimately solutions where required - or innovations - they are the best!


This can be done in many ways, and in fact does not have to directed - some of my best ah ha moments come during a long work out.  And without a doubt for me, I am at my best if I do my big early morning workouts without fail. ;-)

The Bank of Canada held rates again, making the mortgage market more appealing to consumers while others get nervous about subsquent tighting of mortgage rules that could follow eventually.  I'm looking at it from another angle....

For my readers, who like to stay on top of mortgage rate fluctuations, this is just a quick update.  For my other readers...long past having a mortgage, but looking at downsizing, I might suggest don't blow off the idea of more creative financing the next move.


Often my clients will cite the "lateral move" reality of prices in their community.  They see to go to a smaller but more contemporary property, the price tag is not much different than sale of the current home.  Most people want to think they can bank some investment elsewhere when they "downsize".  But in a city this seems unlikely.


However, with interest rates (particularly variable rates) as they are maybe one can have both for a while without sticking it to the positive cash flow we also covet.


I think it's the accountant/finance person inside me that says "hey - let's crunch some numbers and see what it looks like!"

I have to say this resonates with me.  I grew up a leader - I think influenced certainly by my Dad (a male leader) and Mom to a lessor extent because her leadership was less assertive and a product of the times.


My take away from this article is "run toward it...".  I do this of course everyday, and I have the bruises to show for it!  Laugh.  But in the long run...excellence in humanity and competence prevail. ;-) 


There are millions of good people in the world to work with...I try to seek them out, let the others stick with like minds of their own, and try to remember to duck now and again. ;-)

My business background and history supports the premise in this article - and I totally agree with it and have followed it on my own hiring tasks.

 

Now...Mr. Seller and Ms. Buyer please take note that hiring your Realtor demands a little investment on your part to ensure your success.  Hiring your nephew or "friend" just because ...is really the first step to shooting yourself in the foot.  Sorry for the harsh reality, but I can't protect you until you hire me. ;-)  Or at least meet me in your "hiring process".
