How to relocate or retire abroad in 6 steps

How to relocate or retire abroad in 6 steps | Le Marche Properties and Accommodation | Scoop.it
  • Step 1: Identify a destination. There are serious factors you must take in consideration to not transform your dream home in a nightmare. These are lifestyle (culture, sport, shopping, amusements), cost of living, health services. Research health insurance options, comparing local, in-country policies with those of international options and be carefull with costs, coverage, restrictions.
  • Step 2: To relocate full-time, you need to determine the best residency visa option given your circumstances, meet with an experienced attorney in your chosen destination
  • Step 3: Speak with a tax advisor or an attorney who specializes in taxation and international tax issues in your chosen destination and one in your home country.
  • Step 4: Research real estate options in your destination. Even if you are looking for a modest property, contact agencies specialized in luxury properties, those which offer, efficiency, attention to detail, professionalism and availability that are often lacking in the real estate market, to make a purchase securely, safe in the knowledge that your property is free from any potential problems. A great suggestion could be to rent firstly your chosen property, to give yourself a chance to try your new home.
  • Step 5: Take your administrative life virtual. Make sure you can access all bank accounts, brokerage accounts, credit card accounts, and investment portfolio online and that you can move money around from one to another electronically...
  • Step 6: Figure out what to do with all your stuff. What's coming with you, what's going in storage, what's being sold, and what's being given away.

Parlami D'Amore (Le Marche)

Parlami D'Amore (Le Marche) | Le Marche Properties and Accommodation | Scoop.it

June reminds me of Italy.  It’s been six years since I traveled there, but every year around this time I remember it: the beautiful, weathered stone of the monuments in Rome; the sweet, refreshing taste of authentic gelato on my tongue; the syncopated, poetic sound of the Italian language all around.

I want to go back.

And someday, I will.  But for right now, it’s a dream.  And since I’m dreaming, I may as well dream big: a relaxing week at Casa Olivi, a restored farmhouse in Le Marche region.  I love the neutral stonework and minimalist style, allowing the breathtaking views to be the focus both inside and out.  If you’re interested in the restoration process, check out this video.  Otherwise, simply imagine…

Mariano Pallottini's insight:

Casa Olivi sleeps 11 and is available to rent for somewhere between 7,000 and 15,000 euros per week

Travel to The Marche Region of Italy | Le Marche Properties and Accommodation | Scoop.it

In the recent past, the Marche has been singularly focused on wealth creation and economic development, albeit with very little disturbance to the quiet way of life favored by most of its inhabitants. The marchigiani’s initial reticence to travelers belies the shy, genuine disposition of its hard working people.

The region is slowly being discovered as the new Italian frontier; an abridged expression of the varied charms of Italy with a variety of attractions offered seasonally and year- round, including: authentic foods, breathtaking landscapes, a lively cultural landscape, artistic and natural treasures. 2. A Reliable Way to PayOwners must get up to date using online booking software, accepting credit cards, and more broadly embracing technology.
  3. A True Authentic ExperienceNo matter the price-point, if a traveler can feel temporarily and authentically immersed in a foreign place, the satisfaction impact is overwhelming.
  4. Genuine HospitalityVacation rentals are stealing more and more hotel market share for one big reason: they’re more economical (though also in many cases more practical). The rental owners need to embrace the hotel-style principles of receiving strangers and taking great care of them for a few days
  5. ConsistencyConsistency is a big hurdle in the vacation rental industry (rental standards across state borders, payment processes across country line

The article reflects two facts of vacation rental business, which are they have all the amenities and standards anyone might need to feel “at home” and secondly, most of the owners have full-time jobs and don’t have time or knowledge to run their rental like a business . It’s up to the owners if they want to take their business serious or not. The article mentions 5 things that vacation rental guests really want. It’s true that these five things might help the owners to run their rental more professionally. It’ll take them time and energy to actually work out all these stuffs. However, when they all set up everything such as creating a professional brand online, payment process or offering great service, the path of their business would be smoother in the long run. One point that I completely agree is that “genuine hospitality”, once the owners embrace the hotel-style services such as taking great care of them for a few days, it will bring their rental to a whole new level.

EFAM (escape from america magazine) Le Marche Region of Italy: A Less Expensive Tuscany for Expats | Le Marche Properties and Accommodation | Scoop.it

[...] So what are some of the main factors that expats should take into consideration?  First is climate. The climate is in general sunny, with warm and dry summers. Winters are cooler with some sporadic rain. For those who want snow, snowcapped mountains are always just a bit away. For now, the expat scene is fairly small, but consistently growing, made up of an entirely international mix. Rentals can start at around $700 or $800 a month in rural villages, and from $1800 on up towards the coast. Coastal houses, to buy, can begin at $350,000, but inland the prices can drop to almost half that. Health care is generally good, with the main hospital being in Ancona, which is within an hour no matter where you are in the Le Marche region. Access to international airports requires a short regional flight from Ancona to Milan or Rome. For leisure, how does open-air opera festivals, Renaissance painting and architecture, wine tasting, nature reserves, beachcombing, and skiing in the Sibillini Mountains sound? [...]

What’s Available on the...Le Marche-Abruzzo Border | Le Marche Properties and Accommodation | Scoop.it

Interestingly, an area that could be described as ‘the perfect position’ to buy a property is the one on the border of Le Marche and Abruzzo, whose main town is San Benedetto del Tronto close to the Adriatic Sea.

This part of central Italy has long been popular with people from Rome, the nobility choosing these rolling hills and palm-fringed beaches as a special area many years ago. These modern Romans are quite aware of the unparalleled natural beauty which has changed little over the years and in this quiet, sunny and tranquil setting there are still miles of unspoilt land with pretty villages nestling amongst acres of olive groves

This special place offers the best of both worlds – beautiful countryside close to a seaside environment.

There are three main coastal towns in this area, San Benedetto (right on the border of Abruzzo), Pedaso and Grottammare all with a good infrastructure and daily flights to and from Italy’s main airport to Pescara or Ancona airports.

Managing a Real Estate Investments While Being Away

Managing a Real Estate Investments While Being Away | Le Marche Properties and Accommodation | Scoop.it

Starting figuring out what are some of your main responsibilities when it comes to managing a property, you will surely find these as the main problems.

  • Problem: maintenance issue
  • Solution: find local technicians: handyman, plumbers, electricians, and air conditioning repair guys to quickly send over there to repair even if you are away. Just text these guys and send them over

  • Problem: make sure the tenants (or guests) pay rent on time.
  • Solution: get the tenants deposit the rent into an account set up just for this. You can see remotely whether they’ve paid or not without waiting around for a check to be mailed in. They would do direct transfer, quick pay, or other ways to deposit more easily. The more automated the process gets, the better.

  • Problem: vacancy.
  • Solution: if you own a vacation rental property in Italy you have several marketing solution. One among the best is to be ranked in Tripadvisor's new cathegory "Holiday Rentals" (Casa Vacanze). Ask your renters to drop a positive review on the site. If your vacation rental have a pool, it could be an easier job to promote it through several intenet site that work with commission and manage from distance the vacancy calendar.

6 Reasons Vacation Rental Investment Is NOT For You

6 Reasons Vacation Rental Investment Is NOT For You | Le Marche Properties and Accommodation | Scoop.it
  1. You don’t like challenges - Most successful VR owners encounter challenges like difficult guests, maintenance issues, and niggling competitors on a monthly (if not weekly) basis
  2. You despise technology
  3. You don’t stay in vacation rentals yourself - Like any good salesperson, being passionate about the product you are promoting is a must.
  4. You are not the DIY (Do It Yourself) type - Successful investors in the vacation rental space are almost always DIY-types: individuals who don’t mind trying to fix problems (from marketing to maintenance) by themselves before giving the professionals a call.
  5. You don’t embrace the idea of hospitality
  6. You’d prefer the quick buck to the long run - Slick investors are often looking for the biggest return in the shortest period of time possible. Operating a successful vacation rental is not like flipping houses.

How the influx of new global elites is changing the face of Europe

How the influx of new global elites is changing the face of Europe | Le Marche Properties and Accommodation | Scoop.it

With its pretty piazzas and ancient churches, Montecatini is a typical Tuscan town. But it is also one where the mayor has proposed that all street signs should be written in Russia's Cyrillic script, reflecting an unprecedented invasion of pleasure-seekers from the east.
Across the rest of the continent, the picture is the same. Russians, Asians and Arabs are rewriting the rules of European tourism as newly enriched tycoons and middle-class beneficiaries of the world's booming economies buy properties and take up beach space once jealously guarded by northern Europeans.
Countries such as Portugal, Cyprus and Spain have even offered residency permits to foreign house buyers to energise their property markets.
We are seeing a surge of interest in Tuscany. They already have a seaside property and now they want a countryside property with a vineyard. A lot of these sales are carried out privately, but I have heard through lawyers of many going for £30m-£40m
Meanwhile, the emerging Russian middle class – the merely well-off as opposed to the super-rich – are transforming the mass tourism market and adding to their own, more modest property portfolios. In 2011 Russians were the largest group of visitors to Europe, with 24.6 million, followed by the US with 20.6 million. Next is China with 4.7 million, Canada with 4.2 million and Japan with 4.1 million.
Many of those visitors are also buying. Mike Bridges, editor of International Residences, a Russian property magazine, said: "The majority of Russian buyers are now from the middle classes with an average budget of €500,000. They normally don't need mortgages and pay cash. The Russian economy is doing very well, and the middle class is immense."

Vacation Rental Marketing Tips

Vacation Rental Marketing Tips | Le Marche Properties and Accommodation | Scoop.it

Vacation rentals represent a burgeoning opportunity for real estate investors looking not only to capitalize on one of the fastest growing travel segments in the world, but also to enjoy their real estate investment quite literally
But unlike more orthodox segments, the well being of a vacation rental investment surprisingly depends on a keen marketing sense.
It can be helpful to know different marketing avenues that most directly impact occupancy rates:

  1. Listing Sites - There are thousands directories operating inside the vacation rental cyberspace. Annual memberships to these sites can range from few dollars to several thousand per year, the secret is select few good partners able to generate a good amount of bookings.
  2. Personal Websites - Personal websites (easily done on the cheap) help convey an owner’s personality and insight in what’s proving to be a very identity-driven industry.
  3. Blogging - Perhaps the vacation rental owner’s best marketing weapon is their insider knowledge, which acts to draw travelers away from generic hotel stays and into a more local and authentic experience. Successful vacation rental proprietors tend to be those who share their knowledge about their neighborhood in constructive and generous ways
  4. Word Of Mouth - Successful vacation rental owners leverage personal connections in their local environments by connecting with other proprietors (tour operators, restaurant hosts, tourism officials).

Three Things That Make A Great Real Estate Investment

Three Things That Make A Great Real Estate Investment | Le Marche Properties and Accommodation | Scoop.it

You need to make some smart choices upfront when buying investment property.
Pays a Fair Cash-on-Cash Return
you need to pro forma your deals and buy cash flow-positive properties that earn you decent returns – not those prize properties that are negative
Isn’t Too Risky an Investment
All real estate is extremely high risk
if you want to own real estate, consider simply taking fee simple title in your own name – or an entity you wholly own – to the properties you purchase. In addition, you must do the proper due diligence, analyze, test, review reports, etc., to make a lower risk real estate decision.
Doesn’t Require a Lot of Time or Managing
You can earn more but some properties just require way too much time and management to make them smart investments. Examples include vacation rentals, low quality properties in bad areas, college rentals, etc. Nice boring properties rented for as long as possible to decent credit profile tenants seem to take the least time to manage.
You need to do some hard work, research, read up, and make smart, educated decisions to acquire the best real estate investments!

Mariano Pallottini's insight:

You don't need to know everything about buying and selling real estate if you hire a real estate professional who does. Henry Ford once said that when you hire people who are smarter than you are, it proves you are smarter than they are. The trick is to find the right person. For the most part, they all cost about the same. Why not hire a person with more education and experience than you? http://www.greatestate.it

Tips on making successful property investments abroad - Investment experts nowadays advise investors to go global with their choice of the financial markets. So, if you’re determined to invest in foreign property, then you’ll have to adjust your investment strategy accordingly.

Study the country – You can’t base your investment decisions simply on the basis of information provided by the local government website.

Get a selling plan – When investing in property abroad, you’ll have to be ready to sell off your properties in the event of an emergency.

Opt for suitable properties – Invest only in those properties that you believe to be the most profitable ones.
