Buying or selling a house, villa or apartment, or planning a renovation in Italy requires several essential steps. These include diagnostic and technical reports and planning for unexpected costs as a result of documents required by Italian law...

Before buying a property there are certain things, specific to Italian property, that should be verified.
Condition checks of Apartment buildings:
Make sure all service charges are declared.
Establish if there are renovation works planned for the building that have already been approved and which are the responsibility of the owners.

A property or building on offer is not necessarily legally "saleable". Experts advise a buyer never to take for granted that the seller may sell the property in its current state. A small modification or addition made to a building without correct permits can block the sale.
For a property to be legally available for sale, it must have a livability license and be proven to conform to the cadastral and urban planning. This is certified by an architect or surveyor and is stated in the Relazione Tecnica di compravendita, a technical report required for the sale.

The article doesn't mention investments overseas but my suggestion could be the same for every kind of asset, "invest only on what you like and you know better". Now, try to know better the things finding someone who has an established track record and remember this old quote: "you can not live inside your stock portfolio, at least in an house, yes".

The house is some 4 kms from the sea at porto San Giorgio and a short walk to the village of Capodarco di Fermo. The nearest motorway entrance is less than 10 minutes away getting to the airport of Ancona takes less than an hour. There are several cultural attractions nearby such as the historic city of Fermo with its theatres and museums whilst the beach and nightlife are mostly down on the coast. There is a privately owned white road about 200m long that ends at the house.

Doesn’t Require a Lot of Time or Managing
You can earn more but some properties just require way too much time and management to make them smart investments. Examples include vacation rentals, low quality properties in bad areas, college rentals, etc. Nice boring properties rented for as long as possible to decent credit profile tenants seem to take the least time to manage.
You need to do some hard work, research, read up, and make smart, educated decisions to acquire the best real estate investments!

There are a few British that have discovered Le Marche but this is what Tuscany was like before being invaded by rich people looking to restore farmhouses. I've seen old dilapidated farmhouses all across the countryside just waiting for a new owner.
