Church conversions are becoming increasingly popular around Europe, but it's not just England and France where you can pull up a pew: Italy is getting in on the game too. And new admirers are being converted every day.
"It gives an unexpected, wonderful sense of history," Annamaria Negri,owner of a converted Catholic vicarage in Marche, tells me. "One imagines the countless weddings, baptisms, funerals, and other social events that have taken place within the walls in the course of a millennium. You feel like the caretaker of a piece of history."
Annamaria's villa is located just outside the medieval, walled city of Urbino. Now, it's a bustling university city but go back 1,000 years and things were every different. Her house was a fully operational vicarage, about the size of as small monastery, complete with rectory, meeting rooms, classrooms, living areas, and other facilities.
It was built sometime before the end of the first millennium, she explains; a continuously inhabited church property until it was deconsecrated in 1973.
But the history doesn't stop there. Annamaria goes on to explain that the vicarage oncebelonged to a castle complex as well.
"The castle was demolished about three centuries ago," she says. Looking around the small community of La Torre San Tommaso, you can still seesome foundations of the old castle walls.
"This is the only castle structure left intact," she adds, wistfully.
Indeed, it still has its old charm and features, from six bedrooms and twobathrooms upstairs to the living room and kitchen downstairs, as well as alaundry. Attached to the latter? What used to be the local bakery, completewith wood-burning pizza stove. "It was the local bakery from about 1600AD," explains Annamaria. You can hear the excitement in her voice."It's now used for occasional informal dining."
The church itself is the real show-stopper. It may be deconsecrated, but it's intact;there are still altars inside the chapel as well as a sacristy. The ancient walls are adorned by life-sized sculptures. Annamaria even shows me how to get up to the old choir stall from an upstairs hallway.
You certainly wouldn't be ashamed to have friends round for communion. While the words "old church" conjure up images of dirty floors and muddy gardens,there's not a speck of dust in sight...

...One path to agriturismo ownership is to acquire property to convert into an agriturismo, which is what Damien Conrad, a former financial services project manager, and his family did in 2006. They sought a lifestyle outside the UK that was “self-sufficient and less materialistic and that offered a community-based, safe and stimulating environment for our children”. After scouting properties in Italy and elsewhere, they purchased the Villa San Raffaello property near Sarnano in Italy’s Le Marche region.
Their purchase included eight acres of land and a derelict farmhouse. The Conrads restored the farmhouse to create four apartments with a total of 10 bedrooms. There are now several al fresco eating areas and a pool with views of the medieval town of Sarnano.
The Conrads lease their land, which produces maize, fruits and nuts, and vines that can yield up to 700 litres of wine each year from a combination of Merlot, Sangiovese and Syrah grapes. Vegetables from the kitchen garden feed the family and guests. Income ranges from €3,000 to €5,000 per week, depending on the season. Despite being integrated into the community, the Conrads are returning to the UK to meet their children’s educational needs, and are selling Villa San Rafaello. They are asking €750,000 for their property...

The plumber finally arrived last Tuesday! ("He's the best", says Paolo). We know this prodigy has arrived because the "new" internal walls have all been hacked almost to ruins, and multi-coloured pipes criss-cross the floors like elaborate sketches for a prototype man-trap.

Outside, yet more menacing pipes have been laid in deep trenches leading from the house to an adjacent field further down the hill. There are 2 tracks of pipes, one for black water (sewerage) which flows to a septic tank, and one for white water from gutters, sinks et al. (Fascinating, huh?)

Stefano and his mate are back on site choreographing 2 diggers - to make the channels; to place the septic tank; and then to refill the holes.

Meanwhile, up at the annexe, the cement mixer returns with a new load to fill the "cordolo" (a cordon) which secures the wooden beams in the roof, effectively holding the structure together. The reclaimed "coppi" (roof tiles) sit patiently to one side, watching cement dry.

These works are dependant upon dry weather. The Gods are smiling on us this October day, the sun is shining, the temperature has reached 25 degrees. But, proverbially speaking, we need more than one day.

Paolo walks us up to a high point on our plot of land. "From here," he booms over the engine of the cement-mixer, "the symmetry of the house can be viewed at its most pleasing." If you close off all other senses and avoid looking down at the sewage channels, you might be inclined to agree.
