N.13 - Successful "Case History" of foreigners buying a property in Le Marche

N.13 - Successful "Case History" of foreigners buying a property in Le Marche | Le Marche Properties and Accommodation | Scoop.it

Leicestershire couple Dean and Lesley Mc Morran and young daughter Grace left England in January 2006 to start a new life running a country house holiday rental business near the medieval village of Mogliano in the Italian region of Le Marche.
They made the decision back in January 2003. There were several reasons behind their reason to move to Italy. They had suffered a family bereavement and Dean was increasingly stressed in his job in the insurance business. They wanted to change their lives and work for themselves.
The couple had been to Italy frequently on holiday and loved it. But they were less than impressed with the standard of some accommodation. They felt that, despite having no experience in the tourist industry, they could easily do better than some of the places they had stayed in. And so they discussed buying a house in Italy which had enough space for them to offer holiday rentals to tourists.
Once the decision was made the couple lost no time in making things happen. They viewed over 20 houses in Le Marche in February 2003 before agreeing that their favoured location was around Mogliano. “It had beautiful countryside, wasn’t too isolated and was centrally located in Marche – just 30 minutes from the sea and 40 minutes from the mountains,” explains Dean.
The couple did not look for an established business, but a house that they could restore and develop as they wanted it. “We thought it would be cheaper to do it that way,” says Lesley, “but I’m not sure I would do it again like that, given the cost of restoration. I might look for a ready established business.
”Their aim was to have somewhere that would give them their own private living quarters but also offer four apartments for letting. They decided against a B&B as they wanted more freedom. “Once the guests are there and have their keys they are free to do as they like,” says Dean. “Of course we are on hand to offer advice and assistance but we are not tied to providing meals or anything like that. It suits us better.”
“Caserma Carina was almost the last house we looked at, although Dean wasn’t as smitten as I was. He thought it looked like an army barracks,” laughs Lesley. They bought it anyway, but as a reminder of Dean’s first impression they gave it the name Caserma Carina which means ‘pretty barracks’ in Italian!
The couple continued to work in the Midlands while the work was done. From buying the property to moving to Italy took three long years during which time they were also setting up the rental business.
The family loves their new life in Italy. “It’s wonderful - the relaxed lifestyle, the food and wine, the beautiful countryside and, of course, the people,” says Lesley. But there are a few irritations – “Italian bureaucracy and the tendency to make very heavy weather of things in business,” says Dean.
And do the couple feel it was the right move? “Absolutely,” says Lesley. “We will always love Leicestershire and will continue to make regular trips back to the UK, but it’s Le Marche we call home now.”

Best Le Marche Accommodation: Il Parco Ducale, Urbania

Best Le Marche Accommodation: Il Parco Ducale, Urbania | Le Marche Properties and Accommodation | Scoop.it

The Parco Ducale is a splendid farmhouse immersed in the greenery of the Marche countryside just 1 km away from the centre of the small town of Urbino, centre for renaissance pottery.
The Parco Ducale Country House is made up of a main building dating back to the 1800’s and an out building that at one time was used for drying tobacco.

On the ground floor of the main building there is a reception and a small bar. A large lounge can be used by the guests on their return from the walks around the surrounding hillside or from the excursions to the nearby towns of Urbino, Pesaro, Fano, San Leo, Gubbio.
The garden is very well looked after: the immaculate lawn and blossoming roses enhance the pleasure you get from relaxing in the shade of the mulberry tree which stands majestically in the middle of the garden right in front of the entrance to the Parco Ducale Country House.
Directly in front of our farmhouse there is an incredibly charming building: the ‘Barco’, once the Duke of Urbino’s hunting lodge which dominates a large area of natural beauty.
The Barco di Casteldurante was a holiday residence for famous renaissance humanists and poets including Torquato Tasso and Ludovico Ariosto. The site is connected to the Palazzo Ducale di Urbania by a mile of water ways that knights and ladies travelled by boat. Towards the middle of 1700’s, it became a convent and was modifiedinside by the addition of a Saint John Baptist Church, in the Vanvitelli style.

The Barco was totally restored and can be visited by appointment, whilst at night you can admire it from your bedroom window.

I felt at home in Villa Pipistrelli. That feeling of comfort was not an accident.

“It’s simple. We want our guests to feel like part of the family,” says Luisa Donati, marketing manager for the family’s Pipistrelli, Montestigliano, and Palazzo Donati Mercatello in Le Marche properties.

To feel like part of this family would be an honor. Signore Giancarlo Donati, the patriarch who’s in his 80s, is a talented business man with a big personality. Sixty some years ago, he learned to fly and bought a small plane. On one of his first flights he shocked the citizens of Mercatello by bombing the town with ripe peaches.

Virginia, the eldest child, is an architect, fearless singer, and animated dancer.

Massimo is the farmer who manages the olive oil production, as well as the family’s efforts in sustainable energy from BioGas methane transfer. He’s also the leader in solar energy capture on the properties.

Damiano is the family accountant, a spirited singer, and master griller.

Marta provides administrative support for the business.

Together, the family has integrated its dream of sustainability, tourism, and a unique Tuscan experience into a business model that revolves around Agriturismo. (An Agriturismo is a government designation for an operating farm that rents lodging and provides food from its own production.)

Budget For Your Retirement Overseas

Budget For Your Retirement Overseas | Le Marche Properties and Accommodation | Scoop.it

Two Big Expenses Of Retiring Overseas That Nobody Talks About

You may be surprised to learn of the two biggest expenses expats often face. Most of us think of rent. Food and entertainment. Taxes maybe.

But in my experience many expats spend more on two other expenses. These two expenses rarely show up in cost summaries for destinations abroad, and they rarely seem like a big deal when planning to retire overseas.

What expenses am I thinking of? Trips back to the United States and U.S. health insurance.
Many expats keep their U.S. insurance just in case, especially if they plan to visit the United States from time to time.

Expats and retirees overseas can easily get around these two big costs by skipping those trips back home and by opting for medical care abroad, which can be significantly, dramatically less expensive than coverage in the States.

We know retired expats on strict budgets who do exactly that.

Many of us, though, want the freedom to travel back to the United States to see the grandkids, attend a wedding or two, visit the old neighborhood and friends, whatever. In that case we should be realistic about what we'll spend on travel and, if we're under age 65, on health insurance. Otherwise, travel to the States and health insurance while in the United States could easily be the two biggest costs in an overseas retirement.

This isn't a reason not to retire overseas, of course. It's a reality check to help with your retire overseas budget planning.

Best Le marche Accommodation: Locanda della Valle Nuova, Sagrata di Fermignano

Best Le marche Accommodation: Locanda della Valle Nuova, Sagrata di Fermignano | Le Marche Properties and Accommodation | Scoop.it

You can’t help wondering what a woman like Giulia Savini—fluent in three languages and with two international master’s degrees—is doing living in Le Marche raising white Marchigiana cows and pampering guests on her 185-acre farm. But Savini and her parents, who also live on site, are as passionate about the environment as they are about hospitality. A short drive from the Renaissance town of Urbino, their 1980’s farm, with six modern guest rooms and three apartments, is as eco-conscious as it gets: crops are strictly organic, the stove is fueled by tree prunings, and electricity is generated by photovoltaic panels on the roof. If you don’t care for morning horseback rides or excursions to artisanal producers, stay here for the food. Loyal to her Piedmontese roots, Giulia’s mamma, Signora Adriana, makes an unforgettable beef bollito misto as well as a rich tagliatelle, made with eggs from her henhouse, that’s tossed in a deep-flavored wild-boar ragù. The best she saves for last: some two dozen house-made liqueurs culled from the pantry, crammed with colorful jars of elderflower and sour-cherry preserves.

All the food is organic or biodynamic and what isn’t produced on the home farm has clocked up as few miles as possible. Dishes are simple to preserve both excellent regional traditions and subtle flavours, but clearly pondered. The restaurant opens only at weekends and you have to book.
