As many of you know, I am not a fan of so-called "armchair" portfolio building solutions.
However, with the rise of peer-to-peer lending, there is a new option for those wanting an interest in property to invest in a completely hands-off way.

I support peer to peer lending as an alternative to banks, provided it is set up correctly in a regulated environment with client money protection.  Assetz Capital is one such organisation that focusses on peer to peer property lending.

This is a salutary warning to all landlords that trying to circumvent licencing laws is a dangerous strategy.  It is important to highlight this, as many wealth creation experts are teach HMO & rent to rent strategies as their latest GRQ scheme.

As solicitor David Smith said on Property Tribes today about this story:

The major issue with these cases is that a large number of landlords assume the fine in the magistrates court will be small (and it often is) so they do not bother spending the money to defend the case properly or, in the worst cases, do not turn up at all. The fine might be small but the consequent penalties are not and this should be taken into account by any landlord facing an HMO prosecution.

This is a hot topic on Property Tribes as landlords are concerned that, with Universal Credit, they will not get direct payments for LHA tenants, and that this could cause a rise in arrears.

Some landlords are thinking ahead and working with Credit Union type payment solutions to find a way forwards that works.
