Mortgages became more risky in the first quarter of 2017, according to the Q1 2017 CoreLogic Housing Credit Index.

The index from CoreLogic, a property information, analytics and data-enabled solutions provider, measures trends in six home mortgage credit risk attributes. The HCI indicates the increase or decrease in credit risk for new home originations compared to the period before.

Roughly 10.2% of single-family homes started in 2016 qualify as tear-down starts, up from 7.7% in 2015, according to the latest estimates from NAHB.  As defined here, a tear-down start means a home built on a site where a previous structure or evidence of a previous structure was present before the new home was started, as reported by the new home’s builder.

Statewide home sales (including single-family homes and condominiums) in May 2017 totaled 17,077 homes sold, up 3.8 percent from 16,450 in May 2016.

The statewide median price in May was $209,000, up 8.3 percent from May 2016, when the median price was $193,000. The median is a typical market price where half the homes sold for more and half sold for less.

Closed escrow sales of existing, single-family detached homes in California remained above the 400,000 benchmark for the 14th consecutive month and totaled a seasonally adjusted annualized rate of 430,060 units in May, according to information collected by C.A.R. from more than 90 local REALTOR® associations and MLSs statewide. The statewide sales figure represents what would be the total number of homes sold during 2017 if sales maintained the May pace throughout the year.

Borrowers are going into default on their first mortgages less often than at nearly any point in the last 13 years, a new report from the S&P Dow Jones Indices and Experian showed.

The newest S&P/Experian Consumer Credit Default Indices, which is a comprehensive measure of changes in consumer credit defaults, showed that the default rate for first mortgages fell to 0.64% in May.

When American International Group sold its mortgage-guaranty unit United Guaranty to Arch Capital Group last year, the company said that it planned to turn to residential mortgages to make up for the loss in revenue from the sale of United Guaranty.

But AIG didn’t start originating new loans. Rather, the company has been buying up high-quality jumbo mortgages, and now plans to securitize those loans.
