California January through April’s home sales were down 4.5% annually to 117,235, the lowest level for that time frame since 2008, according to PropertyRadar, a software, data and analysis products provider for real estate professionals.

In the nine-county Chicago Primary Metropolitan Statistical Area (PMSA), home sales (single-family and condominiums) in April 2016 totaled 10,216 homes sold, up 9.3 percent from April 2015 sales of 9,343 homes. The median price in April 2016 was $230,000 in the Chicago PMSA, up 10.6 percent from $208,000 in April 2015.

Home sales increased 2.5% in April and inventory fell for the seventh consecutive month, dropping by 3.2%. This was not an isolated finding, with since two out of three markets Redfin tracks showed a drop in listings compared to last year. The largest declines happened in the Northeast with Boston, New York and Philadelphia seeing annual declines of over 10%.

In the first four months of 2016, builders sold 449 new houses, townhouses and condominiums in the city, the records of Midwest Real Estate Data show. That's an increase of more than 34 percent from the 334 sales in the corresponding period in 2015, and10 times the increase in sales of all types of homes—new and old. By the end of April, city home sales totaled 7,707, according to MRED's data, or about 3.4 percent ahead of last year's 7,453.

With the 2016 home-buying season just starting, April sales saw a 7.5% increase over March and a 3.2% rise over April last year, which nearly matches the average year-over-year sales increase of 4.3% so far in 2016. The Median Sales Price in April was $215,000, which was 5.4% higher than one year ago and 7.5% above the median price in March. The inventory of homes for sale remains very tight in many markets across the country, with the April inventory 15.2% lower than April 2015. At the rate of home sales in April, the national Months Supply of Inventory was 3.2, down from 3.7 in March.

April housing starts came in 1.7% below the April 2015 rate, reaching just 1,172,000. That's 6.6% above the revised March estimate of 1,099,000 but still off from last year's April numbers of 1,192,000, according to the Census Bureau report.
