- Home price gains in Washington, Colorado and Oregon completely cancel out interest rate savings; now cost more per month than at end of 2015
- Rate drops have increased refinanceable population by 2.3 million borrowers year-to-date, now 7.5 million total
- Overall mortgage delinquency rate now below pre-crisis average; it will still take more than two years at current rate of reduction for seriously delinquent inventory -- including active foreclosures -- to reach "normal" levels

According to the 2016-Q1 Texas Quarterly Housing Report released by the Texas Association of Realtors, housing inventory fell to an all-time low of 2.8 months in 2016-Q1, a decline of 0.6 months from the first quarter of 2015.

To help put into perspective just how dire the situation is, the Real Estate Center at Texas A&M University estimates that a monthly housing inventory between 6.0 and 6.5 months is a level at which the supply and demand for homes are balanced. This is about 47% to 43% less than where is needs to be in order to be balanced.

Zebra crossings—the striped crosswalks common on roads around the world—don't necessarily work very well. In one Swedish study, drivers stopped for pedestrians only 5% of the time at the crosswalks, and rarely slowed down.

A city in India is experimenting with another approach: By adding some perspective shading to the stripes, the crosswalk looks a little like a roadblock from a distance.
