Energy efficiency is at the heart of changes that will be incorporated into structures of the future

By Scott Simpson, Vancouver Sun October 27, 2012

"Retrofits are crucial.

One of Hood's main assignments is overseeing the redevelopment of existing buildings. More often than not, that means uncovering, through energy audits, glaring examples of waste - air leaks, inadequate insulation, inefficient heating and ventilation systems.

"We are involved in residential projects where we can achieve 80-per-cent reduction in energy use .... These are tried and true technologies around good building enclosures and high-performance mechanical systems such as heat pump technology."

"On the commercial side, a lot of the audits we do for energy we're seeing 30-to 50-per-cent reduction in energy use in ways that are cost-effective. The payback is five to eight years."

No More ‘Soulless’ Glass Facades in Timber Architecture Boom

No More ‘Soulless’ Glass Facades in Timber Architecture Boom | Green Building Design - Architecture & Engineering | Scoop.it
Due to new timber engineering, designs for timber skyscrapers are coming from all corners of the globe.

"Herein lies a key catalyst for the timber trend’s underlying popularity. The process lends itself to creating highly green buildings when sustainable timber is used in the development process, as is the case in popular timber development concepts around the world."

"Timber is ideal for green building – it has a lower overall environmental and carbon footprint than other materials and is renewable,” says BSLC executive director Cees de Jager. “Wood is well suited for a broad range of structural and aesthetic applications, is high performance, and, in many cases, is a more economical choice.”

When Green Aspirations Lead to Greenwash

When Green Aspirations Lead to Greenwash | Green Building Design - Architecture & Engineering | Scoop.it
A new type of greenwash has found its way into the industry as a result of the green building boom and a need to retrofit everything.

"A more recent example is Starbucks’ new LEED certified drive through coffee shop in Colorado. Design blog Blouin Artinfo has rightly pointed out that while the drive through is made completely of prefabricated structures built from reclaimed materials sourced from within a 500-mile radius of the building’s location, a location that encourages the use of the car flies in the face of its green intentions."

Government green building policies criticised by UKGBC

Government green building policies criticised by UKGBC | Green Building Design - Architecture & Engineering | Scoop.it
The UK Green Building Council’s chief executive has hit out at the governnment’s “half-baked policies” or “contradictory messages” on green building.

"Prime minister David Cameron defended the government’s ‘green’ record last week when taking questions from MPs.

He said: “What I would say… is that it is this government who set up a green investment bank with £3 billion to spend and this government who have committed £1bn to carbon capture and storage.

“We have the first incentive scheme anywhere in the world for renewable heat, we are putting money into low emission vehicles, we have the mass roll-out of smart meters and we are also the first government to introduce a carbon floor price.

“Those are all steps of a government committed to the green agenda.”"

The Unsustainability of Green Buildings | Cascade Policy Insitute

The Unsustainability of Green Buildings | Cascade Policy Insitute | Green Building Design - Architecture & Engineering | Scoop.it

By Victoria Leca

Portland politicians and civic leaders have tried to “brand” the city as a world leader in “sustainable development” for the past decade.

"When developers apply for government help, they don’t think of how sustainable the project’s business model is or what their customers really want. When a project has such an unsustainable business model, it shouldn’t be touted as a ground-breaking, energy-saving project. In order for a project to be sustainable, it also must be financially sound."

Pittsburgh continues to gain bragging rights where planning and architecture are concerned. That was reinforced this month with two unrelated events.

"...an expert on new building technologies, says it will be the tallest office building in the country to use natural ventilation, rather than being a hermetically sealed box, like office towers of the past. ..."

"The AIA also gave out several “Green Design Citations.” One is especially notable. This is the redesign of the old South Hills High School on Mt. Washington ..., the huge old school was converted into 106 units of housing for the elderly along with community and commercial spaces. It achieves unusually high energy efficiency for an existing building."

"Architectural Record and the AIA gave high praise for imaginative redevelopment and planning along our revived riverfronts. ..."

Of all the ways commercial real estate owners can spend capital, those of us in favor of environmental initiatives hope that cost-saving “energy retrofits” are somewhere near the top of that list.

"The “split-incentive problem” has gotten in the way for a long time. That’s where owners pay for capital upgrades to base building systems (such as HVAC and elevators) and tenants pay their prorated portion of the energy bill."

"More than anything else, the solution hinges on the ability of engineers to predict the savings associated with an energy retrofit in a commercial building within +/-20%."

Op-Ed: LEED Certified Construction in Chicago

Op-Ed: LEED Certified Construction in Chicago | Green Building Design - Architecture & Engineering | Scoop.it
The energy we use to operate the buildings where we work and shop costs around $200 billion every year. Last year, the energy used operating buildings represented more than 40 percent of all the energy used by the United States (U.S.) economy.

"Around 30 percent of the energy used on buildings is wasted through inefficient design, materials, equipment and operations."

".. in 2011, the newly-elected Mayor, Rahm Emanuel, launched a Retrofit Program to retrofit over 100 public buildings through upgrades in lighting, mechanical retrofits, and water conservation. Once completed, it is expected that this program would save tax payers between $4 million to $5.7 million annually."
