Wisdom for First-Time Home Buyers What's the quickest way to turn the American Dream into a nightmare? Buy more house than your CURRENT budget affords. Think a high car note for five years is tough? Try a mortgage payment you can't afford for the next 360 months. Working with first-time buyers I hear this logic often. Sure we only make 2,000 a month now but next year I will be due for a fat raise. Once we are earning 3,300 a month this note will be a breeze. Like a cynical old billy goat I ask the obvious question.......read the remainder of Doug's wisdom below!
A short sale, in most instances, is a complex transaction. However, there are two very simplistic characteristics that every qualified short sale possesses: The house must be valued at less than the homeowner owes on their mortgage debt obligation. In other words, the home must be “underwater”.
FHA plans to impose significant restrictions on what sellers can contribute at settlements soon. FHA will also raise its mortgage insurance premiums. FHA plans to impose significant restrictions on what sellers can contribute at settlements soon. FHA will also raise its mortgage insurance premiums. In my opinion, this is fantastic news. Sellers shouldn't be paying $5,000 to $10,000 in buyer's closing cost, period! Doing so only helps the buyer attain upside down status faster! This is the reason FHA Reserve funds are so low, because those with less skin in the game, those near zero down buyers, walked away from their mortgages. In the end, Sellers paying buyer's closing cost is a bad idea and it's the US Taxpayers that get left holding the bag when FHA has insured all of these mortgages. Bill Cobb, Appraiser

5 Reasons Why Your House Didn't Appraise For What You Thought it Should! Excellent Article from my Appraiser Friend Tom Horn in Birmingham AL! Tom helps explain some of the myths in today's housing markets. I Love These 2: NO, Cost Does Not Equal Value. Installing Slab Granite Counters in a $300,000 subdivision makes a lot more sense to the market than installing it in a $100,000 first time home buyer market. The $35,000 IG Pool or $18,000 Metal Building on Slab with electricity might be worth only $5,000 to a buyer. NO, Your neighbor was wrong! I get this each month where I'm doing an Appraisal and homeowner tells me the neighbor told them that such and such house sold across the street for $X amount of $. Or, there's been 2 recent sales on our street for $X amount and they're really only listings and not solds.

The Christian Science Monitory - Houses are more affordable then they've been in decades, and interest rates are low. But a home can turn into a bad buy if you make one of these crucial mistakes. If you want a new home and can afford it, now is an exciting time to buy. According to the National Association of Home Builders, prices nationwide are the most affordable they’ve been in decades. Interest rates are low. And there shouldn’t be a supply problem – RealtyTrac predicts a lot more foreclosures ahead. Read the remainder at the link below.

Business Report: Fitch downgrades some Livingston Parish bonds, calls outlook 'negative' Citing "continued concerns" over a diminished general fund and uncertainty surrounding a dispute over FEMA reimbursement for debris removal following Hurricane Gustav in 2008—for which Livingston Parish could be on the hook $60 million—Fitch Ratings has downgraded $6.9 million worth of general obligation bonds in the parish from "A+" to "A." Fitch added that "the ratings outlook remains negative."......read the remainder below. MY TAKE: This is not good for financial future of Livingston Parish, THE PARISH that's supposed to be the fastest growing in the State of Louisiana. Public School funding is a mess and I even heard of Public School kids having to have fund raisers to support "public schools". Public tax dollars, managed well, are supposed to be paying for public schools. And now, Livingston Parish residents are being asked to vote on a publich school tax. Wait a minute here! I go to McDonalds in Denham Springs pay what, 10 cents on the dollar in local Parish taxes already. We pay taxes on our L.P. homes already at L.P. Council set high rates. And now L.P. Officials want more money to the bills? If L.P. wants to remain a progressive Parish locals want to move to, then it better QUIT ADDING TAXES on its' citizens! Good Grief! Bill Cobb, Appraiser

DENHAM SPRINGS — Despite questions about their accuracy, new federal flood insurance rate maps will go into effect Tuesday, affecting thousands of Livingston Parish homeowners. Many people whose homes have never flooded will be required by their mortgage companies to buy insurance that could cost more than $1,000 a year. Meanwhile, others who have long been required to purchase flood insurance may no longer be required to do so, according to the Federal Emergency Management Agency. Parish President Layton Ricks questioned the accuracy of the new maps, which he said may force many people to buy insurance unnecessarily. Read the rest of The Advocate Newspaper article..........
DENHAM SPRINGS — A large sewer expansion south of the city has gone into operation, according to city officials. All of the pumping stations are operating, and only “punch list” work remains, said Ted York, the engineer in charge of the project for the city. The project includes 16 miles of sewer pipe and 29 pumping stations, York said. There are 2,433 homes and businesses along the new lines, most of which are south of Denham Springs, and about 1,800 of the structures have been hooked up to the system, so far, he said.

LIVINGSTON — WATSON HEIGHTS: The council voted to deny a preliminary plan for a proposed 132-unit real estate development in the Watson area. Applause broke out in the meeting room when the vote was taken. Moody warned council members that if they denied the preliminary plan for Watson Heights, they could be inviting a lawsuit. Livingston Parish has no zoning laws and no long-range plan for growth and thus landowners are pretty much allowed to develop whatever they wish on their land, he said..
