PropertyRadar: The biggest challenge confronting the California real estate market remains the huge numbers of California homeowners owing significantly more than their homes are worth. As of June 2013, out of 8.6 million California homeowners with a mortgage, there were 2.6 million underwater homeowners. Of those, more than 1.3 million owe more than 125 percent of their home’s value. Rising home prices are helping to resolve some of this problem. Estimations are that if California home prices rise 20 percent in the next 12 months approximately 900,000 homeowners will transition to a positive equity state. Even with a further 20 percent increase, however, 1.7 million homeowners will remain underwater.

In most parts of the country home sellers have finally regained the upper hand. To get the best price you need to finesse your timing, list competitively and understand local conditions.
Craig Osment's insight:

Get this, a guy in Rockridge (Oakland,CA) bid on a home that was listed for 699k, he offers 750k all cash,he wasn't even close, the home sold for 940k all cash.  not all markets are alike.  I know Rockridge is a nice area, but almost a quarter of a million over asking.  This money will be sitting idle. Remember in Real Estate you make your money when you buy, not when you sell.

The article mentions how they will vet realtors thru yelp(is this the best way?)

Most of the home selling referral sites are "shifting" where the money ends up.  You are still going to pay 6%, and may always,(Thanks to NARs strong lobbyists) it just gets split up differently with this service(they will want 25% of the commission split).  Basically everyone wants a piece of the pie.

Do the math $1,000,000 times 6% = $60,000.    

Not wrong just different!
